Moving door from ensuite to landing

We're in the process of buying a house and will want to make a few changes once we move in.

There's no toilet on the ground floor, an ensuite on the first floor and main bathroom on the top floor.

We're hoping to be able to close off the bedroom access to the ensuite and move the door to the landing. Is this likely to be fairly straightforward?

I've attached a floor plan. We are planning to redo the bathroom anyway so can reposition shower etc if necessary.

It's a small room - 1.9 x 1.7m.

Yes, the only thing is whether the pipework runs along that wall and potentially could it be a load bearing wall, but ways round both, it just adds to be expense.

The toilet will then open into the sitting room which would put off a number of buyers. Can you put a door into the corridor bit?

What difference would it make if the door was off the sitting room? The bedroom door is off the sitting room too!

From what I can see, it's an area of the room that leads to a narrow hallway leading to the staircase. OP, I wouldn't have an issue as a potential buyer with the door being changed,

Wouldn't bother me either. The toilet door would still be some distance away from the living area and tucked away beside the stairs. I wouldn't even think about it tbh.

You could look at sliding-into-the-wall doors or folding, I guess.

Why? It's handy if you ask me. Particularly for elderly parents who pop around and struggle with stairs.

Technically that may be loo off sitting room but feels like a mini landing to me. Imagine it’s possible and desirable.

In this case, it's the first floor anyway so upstairs. A toilet doesn't have to be off the sitting room to be convenient and stair free anyway - mine is off the utility room.

It's all just personal taste anyway.

Would having a door to the sitting room put off any future buyers? Probably not.

Would having a toilet directly off the sitting room put off some future buyers? Probably.

As @TheHighestSardine says, the door will need to open into the bathroom to comply with building regs.
It looks like this might just be do-able if you install a smaller shower and open the door against the wall with the sink.

Definitely. I would have thought that a door into the sitting room would be better from a fire safety perspective too. A pocket door would probably be the best option if it is doable.

There's a small landing so it doesn't feel like it's directly off the living room. There isn't a living room door but I guess we could look at installing one.

If we don't convert the ensuite into a main bathroom then the only other loo is on the top floor which is annoying...

Downstairs is an open plan kitchen dining area. The currently plumbing is all at the front of the house. If we install a toilet there it will basically be in the kitchen.

We might be able to knock about in the back of downstairs but then I assume we would need a macerator toilet which I've only heard bad things about...

Open to suggestions, we're just trying to make the most logical changes.

The other option is to go up another flight of stairs to use the main bathroom. That means if you're on the ground floor, you have to go up two flights of stairs to get to the bathroom. Imo a potential buyer will have a bigger issue with that then having a bathroom off the sitting room!!! But each to their own!

Sound and odours into the living room. Many people will be embarrassed to use it. Others will be repelled.
