Hi,

My husband and I are looking to buy a house. Area scouting at the moment (mostly online!)
How is Charlton Park as an area to buy a house? We came across some new builds there. We are looking for something around primary schools and good connectivity to the city. We are indian so would like to be in a mixed community.

Don’t know anything about the area so any help would be great!
Budget of around 850k

Don't know Charlton Park particularly - Charlton generally is a little left behind but has some nice spots. Have you looked at Hither Green? Ticks your boxes of good primary schools.

Op, this was my first thought when you mentioned Charlton Park. Of course I then realised you must mean somewhere in London.

We live on one of the roads around Charlton Park and we love it - it's really leafy and great for families. The area is really multicultural so I wouldn't worry about fitting into the community, there's a great residents association which you can get involved in which will help you meet people. Admittedly the village is a bit run down at the moment but I saw it as more of an opportunity to buy in an area that will be regenerated at some point and that was a real plus for me. I'm probably a bit biased but I'd wholeheartedly recommend it!

You could buy closer to Blackheath (the Royal Standard area) for that budget or Westcombe Park/Maze Hill area (which are also closer to the Jubilee line as well as having overground stations. Charlton has two lines running through so is handy for transport as well. Very diverse and international area. Primary schools in Charlton are mostly good (but not all). Secondaries a bigger problem - lots of children from the area sit the Grammar School tests for schools in neighbouring boroughs.

I run through it occasionally, looks nice to me. I think there area will fly post lockdown. Decent sized homes and gardens which, I think, people will value more and on Crossrail from Woolwich.
