Getting interested in houses west of home counties with a stable or two and paddock.

Does this place seem pretty cheap? What is wrong with it am I missing something?

It looks like it needs extensive renovation and remodelling to get it into the state it deserves to be in. So walls knocked down, new kitchen, bathroom, replaster, rewiring etc. Also looks like it’s near busy roads? Shame as it’s very pretty!

That's lovely! I don't know the area but you certainly get a lot for your money. Where I live you'd only get a small victorian semi for that.
It's not anywhere near any proposed big developments (eg HS2, big projects for the area in 5/10 years time) is it?

It's lovely. Lots of scope to re-jig the maze of sitting room, kitchen, larder, utility and downstairs bathroom/ boot room thing (from what I can make out on the tiny plan on my phone) into a decent kitchen diner plus utility and larder. I bet you'd have to spend 100k on it to bring it all up to scratch, though. The electrics are almost definitely ancient.

Looks like it’s very close to a major road so could be super noisy. And needs a lot of work, which I know from experience is a pita with listed. But it is gorgeous.

That’s going to need rewiring. Also a good chance of damp/subsidence/asbestos in properties like that. Obviously it’s also in need to redecorating which could be quite expensive when you co suffer the cost of a nice kitchen, possibly resorting period features etc.

Yes it looks super cheap to me but I only really know London house pricrd. Lacock is a lovely place though - the whole area is. Not sure what local people do for work - maybe commute to Bath or Swindon?

It looks to be across the field from sewage treatment works. Could it be that there's an associated smell from there that would affect the price? What's in the farm buildings opposite?

My family renovated a grade II listed farmhouse and were able to knock down some non load-bearing walls. However I admit I hadn’t spotted that it was grade II listed so will add to my list of expenses: decent architect with experience of redesigning listed period properties, a budget for quality materials in keeping with the character of the house. Eg - possibly new sash windows will be required etc or refurbishment... everything will have to be done properly and that’s expensive. And possibly not worth doing sadly if it’s by a sewage works and busy roads.

The farm buildings are all lot 2 which is £50k and the house is lot one £650k.

I've checked the road outside is a 50mph zone which is too fast however.

And sewage works fairly nearby.

Back to the drawing board (max budget £1m).....
