Another moving for schools thread - help!

Hi - I apologies as I am sure this has been asked a million times before as I have been searching mumsnet for many many months for similar posts. We trying to find a suitable location to uproot our family of 5 to a new area. We currently based next to Harringay Ladder in a lovely 3 bedroom terraced house. Our kids are 6 months, 3 years and 5 years. It’s perfect for now but the dreaded no secondary schools is always in the back of my mind and also the fact that we have three kids and when they become huge teenagers we may want more space to hide away from them!

Top places so far on our search

  • Southgate Green - good schools, lovely parks (trent, Grovelands), beautiful Edwardian housing stock, on the tube, limited high street though, no idea about community
  • Claygate Surrey - quick train into London, lovely housing, nice high street, local primary got bad ofsted though
  • Wanstead East London - lovely high street, good primaries, nice community feel, slightly feels like country but in London, expensive housing for what your get, limited secondary schools

Love London as grew up in Hackney but would love less polluted, less hectic lifestyle as we are really outdoors family.
Also I feel it’s better to move when kids are young as they don’t have cemented friendships (or to the extent they would when they are older).
Where do we move? Budget 1.2-1.25 million for 5 bedroom house and big garden. Good primary and secondary mixed - state comp (we have boys and girls and I would like them to go to school together). Maximum approx 45 mins train journey into London.
Also if possible a diverse laid back friendly community who aren’t snobby. I love chatting to people!
Any help or advice would be gratefully received :)

@Littlepuddleducks have you ever been to Bishops Stortford? I generally don't get a feel for Hertfordshire commuter towns but its really nice and benefits from being between both Cambridge and London. Great schools too from what I have heard.

@Ohhgreat I know what you mean and I think it would be risky moving the kids from their primaries. I guess our move isn’t just for schools but space and lifestyle. Kids love their bikes and forest. I would love a bigger house and garden. Cleaner air would be a massive bonus! Schools are like yo-yos so we can’t predict the future but we can just have our fingers crossed :)

@sunlightflower I appreciate you mentioning that. I would Imagine the schools may have a mix of kids from both areas. Although I love Wanstead, we went to Higham’s Park today and the area is really lovely, kind feel in love with it.

Yes, I very much like Highams Park too! Let us know what you think of Bishops Stortford if you go there, I'm always seeing it mentioned on these threads so I'm curious!

If you’re otherwise interested in Claygate, have a look at the content of the Ofsted report. It’s much more positive than the rating alone would have you think.

Have you also considered the surrounding areas? Claygate, Esher, Hersham and Walton are all great for families.

@Littlepuddleducks what did you decide in the end? I’m in the exact same situation as you. Currently live in Wanstead - house is too small - market is so competitive here we’re giving up on staying put and trying to find a new area to fall in love with. Tempted by highams park / north chingford. Like you, I’m looking for areas with decent comprehensive schools. Really curious to hear how it turned out for you!

@Jennydot We loved Highams park. But we actually ended up in Hitchin! Really good schools and country vibe but full of Londoners. Only 22mins to finsbury park on train so it ticked a lot of boxes for us!

@jennydot I hope this isn't too cheeky but do you mind me asking what you did about primary schools in Hitchin? We've often considered a move there but we'd need an in year transfer for our DS and the primary schools seem very oversubscribed with little in the way of in-year spaces.

How come you decided not to go for HP in the end? I literally know nothing about it. Have researched the primaries - great - and secondary options - they seem fine but how can you really know?!
