Big utility or small utility and downstairs loo

5 bedroom house. Currently there’s an en-suite, a family bathroom with loo and a separate additional loo and an outside loo.

We are going to lose the outside loo for extension, the extra loo next to family bathroom will have new hot water cylinder. That’ll leave 2 loos.

I want to put a downstairs loo in and have a small utility. Dh wants big utility/boot room/ storage/ dog room.

We are short of storage.

@smokescreen - makes sense in the US where they don’t tend to use a line to dry clothes.

We have a joint loo, utility and boiler room. Works well for us.

Incorporate the loo in the utility/dig/storage room if at all possible. There are some great ideas online. But a downstairs loo at all costs. I wouldn't make it too tiny though as I'd want it to be a useable size for everyone, & anyone recovering after an op or on crutches etc. Minimum width (if I was doing it would be to get a walker in.

I'd love a downstairs loo! It's my dream lol. I only have one bathroom though. Two loos is enough but if you can have the additional downstairs one I would. No visitors going upstairs. If someone breaks their leg they can go to the loo. You never know.

Downstairs loo is essential. It will be hard to sell without with a 5 bedroom house.

Defintely the loo, you’d put off potential purchasers without it.

You can still clean the dog in the utility and you can get a load of storage if you go up the walls basically. You can have tall cupboards etc to store boots.

Definitely downstairs loo. We have a lootility, used to be loo and separate big cupboard that we knocked through so we have washer, dryer and storage in there. My parents always use the downstairs loo as they struggle with the stairs now they are getting older.

Downstairs loo will add more value to the house than space to feed a dog. I have a tiny utility room and still feed the cat in there, have a freezer, washing machine and tumble dryer and some shelves.

Yes a bigger utility would be nice but I’d rather have a downstairs loo.

I used to live in a house with a big utility and a loo and sink on one side. Worked ok.

Downstairs loo for sure. If you can I'd have the utility upstairs, but if not a smaller utility downstairs.

Downstairs loo definitely, ours is tiny but works well. My parents have a loo in the utility and that also works well.
Do you have children at school yet? Mine always get home absolutely bursting for a wee and wouldn't make it upstairs.

Downstairs loo definitely-one the best bits of our extension ! Ours is just under 1m x 2.3 and has loo/sink and shower in ... utility is tiny compared to some on here 2.3 x 1.6 but widens to 2.3 at end
But it holds loads .., and best of all can hide the laundry in it!

And there’s lots of space but no storage, moved from a house that had built in cupboards everywhere and a big room out the back where all the crap could go.

It’s now in storage boxes all around us, like living in a play fort.

Definitely downstairs toilet - I would incorporate it into the utility with a dividing wall. Do you under stairs space at all, we have a downstairs toilet built into the under stairs although we have a spiralish staircase so more room!

I am going to go against most opinions here - I would much rather have more space than an extra loo if you have two upstairs.
I had a friend as a child whose house had a downstairs utility/cloakroom with a toilet in. Even as a kid I thought it was gross to have to hang up coats, leave shoes etc in a room with a lav in the corner.

Have a downstairs loo! Even if just for guests.

How about something like this. Logistically they work, take a lot less space & my husband sells bathrooms for a living, they're becoming so much more popular.

I couldn’t be without a downstairs loo. We also have a 5 bed detached house, we have family bathroom & en-suite so 3 loos in total. I think people living in a 5 bed family home expect that. We also have a utility room in our home. Assuming you live in the uk I don’t think regulations would allow a washing machine/dryer in a bathroom.
