I am in desperate need of a bigger kitchen and the plan is to use the old outhouse/coal shed as the new kitchen, what I cant decide on is how it should be used I've got 3 options but they all have there own pros and cons and I cant decide. I don't plan to be in the house long term so also want to think about reselling and if any layouts would be a turn off for future buyers

options images

option 1 - move front door, no dining space in kitchen, walk through utility
option 2 - access through living room, loo-tility
option 3 - walk through utility, no downstairs toilet

I dont think have the utility as a corridor to major living space is a good idea. It's useful to not have laundry on display. This leaves option 2, though I agree making the living room a corridor is not ideal. What are the dimensions? Unless you want to go open plan with living room and kitchen diner or can carve out a corridor leaving good size rooms there will be some comprise.

i think id go with option 3 but put a wall in the utility room, so you access the loo from the hall and the utility from the kitchen.

what is the room at the front? could you make that the living room?

I'd go with the third. Walking through a laundry room would be awful for me because i find it so hard to keep it tidy.

I've just realised i had option 3 in a house and it was fine, but i did have to be tidy!

the room next to the front door we use as a dining room/office/play room, its too small to fit our sofa in one thing that isn't drawn on the plans are the chimney breasts

I'm swaying more to option 2 so the utility is completely separate and i can close the door and forget about the mess

What is the room on the right used for? Could you have this as your living room and then go with option 2 but knock through between the living room on the diagram and kitchen to have a big open plan kitchen/dining/family room?

Have you thought about a European laundry mishmash? That way you could have a walk through utility but hide the clutter?
