What would you offer for someone's parking space...

ok so there's very little chance of this coming off but indulge me!

We have a shared yard with allocated parking places, beyond two of which I have a private garden.
My neighbour and friend is selling up for £285k. It so happens that her parking space slightly interferes with the right of access to my garden. I've never had a problem with her parking but I did with her two predecessors. I'm sooo not looking forward to having a new neighbour.
I would so love to buy the space from her!
If you were selling a property for £285k with off-road parking, what would be the equivalent price without do you think?

PS between us she and I control the freehold so landlord consent isn't an issue.

It's not about ethics.

She needs to ask several estate agents what the impact on price and saleability will be then give you a price she is happy with, (needs to include the cost of the legals).

If you are also happy with the price then you have a deal.

Simple.

You might be able to rent it (or buy it) from the new owner if they don't have a car too.

Could you get her to let you install bollards before she leaves so that your right of way is kept clear for as long as the new owners leave them there for? And then they'll know where the right of way is. Or at least paint the right of way with yellow hashes?

Agree with pp, mark out the parking spaces and make it clear where the right of way is.

The OP can't put bollards up. The land belongs with the flat, all she is allowed is a right of way over it.

The friend could, it's true, but the new owner could just take them down again, which would be a nuisance for the OP if she had paid for them. The hatching marks might be better, as they would delineate the right of way.

I'd ask the estate agents that do the valuations to price it with & without a parking space & see what they say.

Some good advice here.

I will just let her know that if I would buy it if she would sell it. She’ll say no (unless she needs ££ while waiting for it to sell).

What I really want is for her to stay. I’m too old and grumpy for new neighbours.

It sounds like you don't need the parking space, you just need the person using it to park in a particular way so that your access isn't blocked. It's difficult to imagine without a diagram, but if it's possible for a car to use the space and for you to walk past, could you just buy a strip of the parking space, so preventing the new owner to block your access?
