Premium listing to promote our annexe?

( NC as this identifies me )We put our house on the market a few days before lockdown, so we have no idea how much interest it generated.
Our unique point is a pretty, detached annexe that is a proper separate house. I can't decide if it is worth paying for a Premium listing so photos of the annexe as well as the house show up in listings. Can you have a look and tell me if it is clear enough?

What do you think? I suspect that anyone looking for an annexe will find it anyway, but then I wonder if we should be going all out, because this is effectively our launch to the market. We are downsizing, so we aren't in a hurry, though it would be nice to feel settled.

Check the plans - it looks like there are no windows in the ensuite / downstairs loo. Is that right?

I think you need to include a full description of the access & legal positions so that if someone is contemplating it as a 4 bed + let then does it allow for separate access? Can you legally let it?

I'd be suggesting to the agent that you're not impressed with their 'marketing ability' as people you've spoken to have said how confusing the details are. So could they give you a free Premium listing to make up for that. Haggle. :)

Personally, I would never pay for premium listing. If people are looking for a house they mine the internet like their life depends on it. If people are seriously looking they will find it.
