conveyance solicitor? Recommendations for use or stay away

Hi,

We are planning on buying our first house. I have been reading about solicitors and just wanted to ask if you have any recommendations or had a bad experience, so we can narrow our search and start asking for quotes. We are trying to buy in Manchester area, but for what I read, it doesn't really matter where the solicitor is based isn't it?

Oh god yes, good call re Enact, normal lawyers hate them too!

I tend to agree about using someone local, though I’m a local solicitor so I suppose I would say that.

But with a high street firm you can see the whites of their eyes, as it were. You can either shake me by the hand or attempt strangulation, depending on the service provided. I hasten to add it’s never been the latter for me, only the former!

Plus, yes, I act for people all over the country, so I guess I mean ‘high street’ mainly, when I say local.

We have managed to choose one, fingers crossed they are good.

Can I just ask, does solicitors always need to send us the documents by post or can we request them to send it by email to speed up the process?

Can you let me know how were they send you the documents that you had to sign?

They should be able to email most documents. You can then print off and sign. Depending on the document you could then either scan it and email it back to them or post it.

Avoid any recommended by Purple Bricks - we had 2 ghastly experiences trying to buy from vendors using them Slow does not begin to cover it

Don't use a conveyance firm use a solicitor. I would recommend Stephensons Solicitors LLP in Manchester.

@Flittingabout I disagree. I've worked for both as a solicitor. There are good and bad solicitors and conveyancers.

OP we send everything by email except whether originals need signing- contract and transfer go by post.

Mine posted everything, we've used her a few times and this has always been the case. I did then start collecting the documents in person and dropping them back off, one of the benefits of going local.

I used a local firm. They were ok but it still took 3 months for a private sale direct from my landlord. I could t access the secure email, which was an issue. So I had to keep taking documents in in person

I would avoid any “bulk conveyancers” PPL and the like. Absolutely toilet.
