Lose dining room to made utility room

Standard Victorian terrace with small kitchen diner (no side return extension) and dingy north facing dining room, currently used as bike store/craft room while we decide what to do. We've had plans to knockdown various walls to make it brighter and create more living space but actually, conclude that a lovely big utility room/workshop is more what we need right now.

Is it bonkers to embrace this space as a utility room? Thinking of adding kitchen cupboards on walls etc, keeping all tools here, bikes, big table for crafts/making/hobbies.

No space to build a big shed apart from in sunniest part of the garden.

Do you mean in the middle room (the rear reception room)?

I wouldn’t if you haven’t done the side return, as you wouldn’t have enough actual living space left.

What about the side return itself? Can you not roof it over and put bikes, tools etc there?

If you’re staying for a while and will make use of it then do so. Homes are for living in so do what works for you and your family.

Do it! I turned my second reception room into a sewing room, and nothing has given me so much pleasure!

A craft/ hobby room sounds fantastic! Who cares if there is also a washing machine... and you will always need a sink anyway.

Go for it! It's your space, use it as you please.

(I have converted my garage into a doggy room / which is a big wet room with some wall cupboards & an old settee...)

Now i have seen the plan i think thats ok.

I wouldnt want to walk through it too get to the kitchen but you have a hall.

Would you be putting a sink in? To me a utility room is where you keep you washing machine and have a sink.

Otherwise if you pick some ikea wall cupboards for the tools instead of kichen upboars you can still dress it as a dining room if you ever sell by putting the bikes outside.
