As the house 'dries out' you get cracks as things shrink!

We had these and filled them with polyfilla before painting.

EnlightenedOwl · 10/05/2020 15:33

Thanks its overdue for painting and filling. Totally lost confidence inclined to be a bit panicky as got an nhbc claim ongoing

That's not a big crack, certainly not structural.

EnlightenedOwl · 10/05/2020 16:55

Thanks just needed reassurance I will get it filled and painted but obviously can't have anyone in to do it at the moment. Just lost confidence with the nhbc claim and hearing horror stories

Nhbc warranty on new builds is worthless. They are in bed with the house builders.

EnlightenedOwl · 10/05/2020 18:30

I know I agree but put claim in anyway on a see what happens basis I bitterly regret buying new build tbh

Unfortunately thousands feel the same. They just didn't know exactly what they were signing up to. The contracts are written deliberately in confusing legalise with punitive clauses deeply embedded within.
That's why they try to force/tempt/threaten you to use their "recommended" solicitors.

BurgerOnTheOrientExpress · 11/05/2020 05:19

If this is a brick and block house then there may have been thousands of litres of water used in its construction. If you then move in before a cold spell and turn on the heating you will experience numerous shrinkage cracks appearing , as shown in your pic and also around skirtings, door frames etc.
Nothing to worry about and the NHBC has its uses but in this case it won't cover this 'problem'.

EnlightenedOwl · 11/05/2020 08:28

Oh I know. The NHBC is for cracked masonry ( non supporting decorative stone header above window ) and leaking front door. We are under 2 year builder warranty period but now gone to nhbc as builder not interested in sorting.
