Hip To Gable Loft Conversion - Price

We are looking to add an ensuite bedroom to loft. We live in a Victorian semi so we are looking to have a hip to gable with dormer on rear.

Coming in about 45k inc VAT, this is with a loft conversion company. That doesn't include bathroom suite, tiling or flooring but includes re-roofing and also roofing other smaller parts of the house (rear tenement etc) We're in the South West.

Does this sound about right? Has anyone had this or similar done and was it around this kind of figure?

Sounds OK to me. Roofing is a pricey experience!

Sounds good value to me. We have been quoted £43k + VAT for a 2 room conversion, one with en-suite and a dormer.

We did manage to knock around 5k off.

Tulipvase, I hope you trimmed the price by £5k by adjusting the spec. and not by the builder miraculously finding they could do the work cheaper.

Impossible to answer elotrolado's initial post other than to advise you to make a comprehensive list (include everything - don't leave items out or that leads to ambiguity) of your requirements in writing. Then present this to 3 companies and ask for written quotes. If the loft conversion company have been around a while then that sounds like they are honest with their quotes. £40k-£50k sounds about correct, however I presume you can find a use for the £10k if its the lower.

Finally, make some enquiries with the previous customers of any company you choose.
