Wrong deeds?

We bought our house 3 years ago in August. We're looking at putting an extension on the side so today I decided to check the deeds for the house - a neighbour explained as they were relatively new houses there may be something in the deeds to prevent extensions so I checked. Only on checking I've realised that the deeds we have are for a property 200 miles away! I know I should have checked when the solicitor handed them over but there was so much going on as the move was a total shambles, I just shoved them in a filing cabinet and didn't think much of it. Is there anyway I can get our deeds? A friend who was previously a solicitor seems to think they will have given ours to someone else and just got mixed up, but can they do anything about it 3 years later?

If you purchased 3 years ago, the Land Registry should have everything stored electronically. Contact the solicitor who dealt with your conveyancing and ask them to deal with it - as it appears that they made the mistake, be clear that you do not expect to pay anything to them for this! Otherwise, you can obtain the documents from the Land Registry yourself, you're looking for the transfer (TR1) if the property is freehold, or the transfer and lease if the property is Leasehold. You don't need the TR1 as a starting point. You can search the gov.uk Land Registry site and download the Title Register for the house. Your names should be on the first page. It will cost you £3 and takes minutes for an instant download. If your names aren't on there, then contact the solicitor you used.

Agree as above you can get the deeds for any land that's registered which yours will be. It's not like the old days where they were proof you owned the place,it's just a public record now. Very quick and easy.
The solicitor has just printed off a copy for confirmation and printed the wrong one. But hopefully the actual registration is correct.

While we're here, the land registry have an email alert system where you can get notified of any changes to a title. I'd strongly recommend signing up, especially if you rent your house out or have no mortgage or other charge on the house.
This means it is harder for someone else to fraudulently make changes.

could be sewers crossing your property, so can't build on it.
