We are trying to work out if a shower room or ensuite could be fitted in, any thoughts based on floor plan?

Potentially in the room with the balcony. But it would be pretty tiny. Do you definitely need one?

As bluejelly says above, in the room with the balcony by using the space where the storage cupboards are.
Otherwise you could have a downstairs shower room by using some of the dining room space at the back of the dining room.

We have one in our current house, and have got used to not sharing with our teenage son. We are in the process of buying this house, and while we could manage perfectly well without one, it would be nice to have.

The logical space is between the two main bedrooms but they've helpfully (!) omitted the door into the balcony bedroom, and you'd need space for that to open. Running the waste pipes could also be an issue as it looks like a semi-detached house so you'd need to pick up the pipes from the existing bathroom or loo. A builder could tell you whether that's possible but it's the sort of thing you can only really work out on site. I don't think downstairs shower rooms ever work, sorry, especially when they've been shoehorned in. Personal opinion though, others will disagree.

That said, if you did want a downstairs one, could you extend the loo out to the left, to fill in the corner, and put one there?

I would definitely look at using the space between balcony bedroom and master bedroom

We put in a guest en-suite last year. Shower pan is 1000 x 900 mm

Basically we took a bedroom, put in a stud wall, knocked through from the other side and put our en-suite one side and the guest en-suite the other

I’ve used this smaller shower room a few times and it’s brilliant! Gets a bit steamy but as it’s not a heavy use bathroom it’s fine. If there are no windows tho, I would suggest making sure you put in a very efficient vent. Either into the roof space or out to the outside

Yes between the two larger bedrooms is the obvious choice. As pp said it would be helpful if they added the balcony bedroom door on.

Agree with PPs that between two bedrooms looks obvious place.
Or, if there is space on the landing, you could move old bathroom forwards and shoehorn in a shower room behind it (easier to plumb off present bathroom then) and if necessary move bedroom doors to accommodate it

Between the 2 bedrooms is the obvious place but taking the waste out may be a problem (you might need to lower the ceiling of the room below to run them) and if there are no external walls you may get some high humidity related problems.

How old is your teenager? Do you need to share house with him for long?

I researched the smallest possible size for ensuites very thoroughly a couple of years ago.

The minimum size is 0.8m X 1.8-2.4m. If you look at a site called Bathroom Guru there are some fantastic articles about minimum size and access to plumbing requirements to make it work, with pics.

The measurements I give above are the sizes once the internal stud walls are built I think. They allow for a tiny loss of space due to tiling etc and would allow an 800x800 shower at one end, the loo at the other end, a door I the middle facing a tiny basin. You can fit in a towel radiator if you want one.

So have you got that amount of space? That is the Q. If your toilet location isn't above where current soil pipes are, you might need a macerator for the loo.

How about this kind of design using the cupboard space and a bit more? This was the master bedroom arrangement in a house I lived in 20 years ago. It was small but perfectly usable.

I think in the balcony room is better as it would be great to have a balcony in the master bedroom.

Food for thought, thank you. Our teenager is starting 6th form in September so potentially it's only for 2 years, but may be longer.
I like the idea of the master bedroom having the balcony, but the front bedroom has a wall of built in wardrobes, and I think I would like that more!
@WombatChocolate that's really helpful, I will look into it more.
