Garage conversion regs/certificate

We are selling a house which had its garage converted into a playroom by the previous owners. We bought it without the official regs/building certificate 6 years ago (weirdly I don’t even remember this coming up with our solicitor but maybe I’ve blocked it out?!).
Buyers are understandably wanting it all signed off properly but this can’t happen until lockdown is finished. We don’t live in the house currently.
Any experiences of this and what was the outcome please?

Good luck with that as you will need Part P certificates for electrics, expose the walls and ceilings for the insulation as otherwise there is no way the building control officer can see it meets the standards if the time. Try and get any electrician to sign off the Part P for an haven't done is nearly impossible.

Would you be better offering an indemnity policy?

Usually an indemnity policy is the way forwards

Thanks - yes, we were asked for an indemnity policy last week which we of course agreed to but today I’ve just been told about the certificate and that we need to wait for the council to come once lockdown is over. I’m confused!

Indemnity policy. Only costs about £50.

Apparently now that the solicitor has contacted the council we can’t have an indemnity policy!! Argh! I’m so frustrated as we had agreed to that last week and thought it was sorted.

You won't be able to get an Indemnity policy if the Council has been made aware of the situation
It may be the purchaser wasn't prepared to accept an Indemnity policy,despite what people often think an Indemnity policy is not a complete substitute for local authority consent

They will need to remove plasterboard etc to expose stuff as building regs cannot sign off without seeing stuff.

I think my building regs cert was £350. Hardly bank breaking. But that was done at the time of the build, they visited the site about 3 or 4 times. Electrician did Part P.
