Estate agency fees - what’s good?

We’ve been quoted 1.5% inclusive of VAT. (1.25% before VAT)

Is that a good/ acceptable deal? Is it usual to negotiate?

I'm in Surrey and negotiated 0.8% last year...

Hmm ok. I can’t remember what we’ve paid before but my instinct was that 1.25% was steep. Do you reckon that’s the starting point for negotiation then?

We sold end of last year and negotiated 0.8% on a £450k house. Market is slow - estate agents should be queuing up to do business with you and you should have your pick of them.

I would expect to negotiate then. Around here 1% is the starting level around that price point.

I'd phone round 3 that I would consider using. Make sure the pics and marketing (websites) are all included. Ask what period the lock in is for and then get a discount.

It's deffo too high. Say so and they'll reduce it straight away with their normal amateur dramatics but always get 3 quotes! Make sure they're including everything such as photos and floorplan in the price too.

They might offer a sliding scale - 1% for asking price, 0.9 for a bit below and 0.8 on a lower limit

It's always trying to negotiate especially at the moment. I think that agents tend to have an "agreed" amount in various areas (ie agreed between themselves) so you might get 1% somewhere but no less than 1.5% somewhere else.
