Approximate price of conservatory roof?

Hello we’re in Wolverhampton and our conservatory is too hot in the summer and too cold in winter. Everything we store in there ends up sun bleached. We fancied replacing the roof for a real tiled roof to help. Current roof is plastic. Any idea on what the price range could be? It’s around 2m x 2.5m. I had a quote already for £7.7k. Is this too expensive? Thanks

I don't know the going rate for a roof but in comparison we have had whole houses reroofed for £6k. Large extension roof for £2.5k with special tiles.

I am very sceptical about throwing money at existing conservatories as they are sub optimal. They charge premium prices for what is essentially a load of plastic and glass and I think if you are looking to stay you are better to replace with a proper extension built to regulations which is usable all year.

A roof will improve what you have in summer and combined with blinds will make it useable for longer but you will still need very effective heating in winter which will just flow outside due to the lack of insulation

I wouldn't chuck £7k on a conservatory as after a while they always start leaking and are class as a temporary structure anyway

Have you considered a glass roof? It lets in all the light of a polycarbonate (in fact, more) but doesn't have the downsides (doesn't have the too hot/too cold thing, you can't hear the rain, is self-cleaning). They are heavy, though, so you will need to see if the existing structure can take the weight.

Sounds OK to me. It's ensuring the structure below can take the weight, timbers, batons, tiles, labour... But always get 3 quotes

Sounds like a lot of money to me, you could get a new conservatory with a solid roof from Wickes for less than that price (just did a quick search, not linked to them in anyway!) The best decision we ever made was to get rid of our conservatory and replace with a room we can actually use all year round.

@shellieellie Not with labour you can't! the quote would also include removal of the waste and prep before the new structure is even started.

Thanks for the advice everyone. Some conflicting opinions I can see but I appreciate each response and that you’ve taken the time to get back to me 😊
I’m thinking now whether to invest money in reroofing or looking at an extension. Our neighbours have an extension rather than conservatory and it’s gorgeous but I don’t think we could ever afford that.

Extensions are very roughly 2k per sqm, so there's your ball park figure to work with :)

It needs no heating from April to October as so warm...iff to warm open a Velux or door cools it beautifully. During winter heating is minimal compared to the rest of the house as the insulation is such a high standard...ie 8 inches in the floor, walls and roof fully insulated but plenty of glass to have the sunroom effect.

Yeah, I'd do that too. 8k is a good chunk of what that would cost.

It's worth spending a lot of time planning details and researching to cut out unknowns.

We had the roof taken off of the conservatory and a proper roof structure with insulation etc put on. Luckily the foundations for the conservatory were deep enough and it joined two proper walls already so it was more like an extension. We took doors that were the entrance out. We put bifolds on the front. Will see if I can do pics!

Just to add, if you can do more of an extension type option I don't think you will regret it. Ours joins our kitchen and has transformed the space. When we bought the house it was August and over 100 degrees in the conservatory so we had the doors shut on it or it heated the entire house. By October it was freezing out there even with a radiator on and we had the doors closed! Definitely save for an extension if you can, even if means waiting a bit longer. At least you will have something useable that adds value to the house hopefully.

Don't forget that if you do an extension with a view of it being for a kitchen then you have to add in kitchen cost plus fitters!

We had ours done last year, so much better, same as you far too hot in summer and too cold in winter. Had a few quotes, paid about £7k in end, was surprised how expensive they cost, but worth it, feels more of an extension now as it’s open plan rather than a conservatory

We are paying 5.5k that's roof new french doors replacing glass on some windows and then taking tiles up in kitchen and screening the kitchen and conservatory floors as making one big room. He is the areas local builder and very good

We replaced all the glazing with thermal glass, installed insulated underfloor heating and it’s lovely in summer and winter. But it cost a lot more than £7.5k. We did it to keep the amount of light that flows in. Lots of people are having the very light roofs installed with tiles and insulation, but you will lose light plus heat through the glass if it’s not up to spec.

For us the price difference was too big. I don’t regret tiled roof at all. In winter it’s about 8-12 degrees warmer than pre tiled now

£7.5k is a good price, was it recently?. What size and was this South East?
