Has anyone been granted permission for a side extension?

Just that really...

Lockdown is making me consider the space that we have. I am looking at the planning regs for side extensions so am aware this falls outside of permitted development. Has anyone been granted permission for a side extension? It would go out less than three metres from the property and not beyond the existing property line formed by the front of the garage (this sits forward of the house).

I realise that the best people to ask are the council but our local council have a fee just to query and it's currently just a pondering!

We've got an application in at the moment for 2 storey rear and second storey (over garage) extension to the side. We've been told we can't go within a metre of the boundary on the second storey, not sure if that's a local rule or national though

There's information online from our council about the local development plan and what is and isn't allowed. Have you googled to see if your council has one?

We're using an architect-planner person to advise, draw up plans, act as the agent for planning. He came to see us for a consultation first and gave some advice on what was possible. That was before we'd agreed anything, so free. Might be worth emailing someone local to you to see if they can assist?

The council just link back to the government so it's very very vague but I think you're probably right, imagine an architect is our best bet. :)

There's precedent, in that other houses have gone out over garages but our home is quite different to others on the road.

I bought a house last year that had had a side extension garage and kitchen built in recent years. I then had an application to convert the garage into living accommodation and also extend it forward to. At the narrowest point it's probably a metre from the boundary wall.

Are you thinking of a single storey extension? Because that can be permitted development subject to certain parameters.

Your Council will have their own guidelines for extensions. You need to look at the policy section in the Planning part of the Council website. There will be a document called something like a Local Plan or a Local planning framework. There will be policies relating to extensions, design and amenity which any extension will need to comply with. The Council may also have Supplementary Planning Guidance or Documents, which can often include a Residential Design Guide.

If you want to say what your local Council is, I will see if I can find anything.

Always check with local planning... Generally, it's up to the boundary for single storey and a metre away from boundary if 2 storey. Has to be set slightly back from front of house (they say not protruding but setting it back by 300mm easily sorts any issue)

We’ve got a planing application in at the moment for a double storey side extension, so yet to see how we get on.
However, there’s plenty been built around here and on our road over 50% have had a side extension so I’m confident.

I agree re having some architects around who will give you ideas about what is possible and also options about designs. We were amazed at the different in creativity we had between architects and this determined who we chose.

But they will have a good idea about what is permissible. Each LA have their own rules to some degree and they seem to change with amazing regularity. We had one extension years ago which went out 12 feet, purely to allow for a full proper roof instead of flat. Planners did a visit and gave this stupid "we down t like extensions going out more than 9 foot". Pointed out that would mean a flat roof to which got reply" we don't like flats roofs"!

We got permission! It was all different several years later when we applied to do another one

Having said that, we wanted an extension on a rental. The architect said it was permitted development. Luckily we applied for a certificate to state that it was permitted and it came back it needed full planning. Architect was amazed and no one understood why which was stupid but easier to just do it
