Buyer is being an awful bully and has guzundered and wants us to include appliances etc too. I want to walk away but I also really want to buy the house we are supposed to be.

I do not think this is mean of them, the world and economic outlook has changed and will continue to change in a negative way, house prices come down as well as up, the people you are buying from will need to reduce their prices accordingly, some people won't accept a price reduction others will, prices are generally at all time highs, mortgage lenders are cutting back to who they will lend to, if you want to sell prices will have to come down.

Our buyer just asked for a reduction but as we have exchanged contracts and are working to their completion timetable (6 weeks after exchange 🙄), we said no. They will lose their 15% deposit if they pull out and I’ll go after them for our solicitor’s fees too. It’s an estate sale so we’re not fussed or in a rush - in fact we thought the deposit would come in handy for some renovations to up the value and then hold on for a year until things bounce back. Not very generous-spirited, I know, but they are getting a phenomenal bargain precisely because it’s an estate sale.
