Would this put you off?

House is fine. Garage is detached from the house on a bit of grubby wasteland round the back, it's in the middle of a row of garages, like a block. They all look like a pile of shit. You wouldn't put your car in there, maybe just Christmas decorations etc.

Assuming the house is fine and the garage is not (I don't mean it is falling down. I just mean poor brickwork, movement, cracks etc but you could still store things in there) would it put you off buying? Would you see it as a burden or a bonus?

It wouldn't bother me, it'd be a place to store stuff if needed as long as it was secure. Are they former social housing ?

HalloumiSalad · 15/04/2020 09:37

For me it would depend on how long I saw myself living there. The longer you intend to stay the more it is down to how it affects you rather than future prospective buyers.
It would depend on various factors like what the terms of of ownership concerning joint maintenance with neighbouring garages are. I.e can you improve the condition of yours without involving fellow owners.
Also what the area was like i.e would it attract thieves as a soft target?
Your financial situation would affect my opinion too if the garage became an expense would that be an issue?

NeverYouMind123 · 15/04/2020 10:22

Not ex social. If I was to spend any money on smartening it up it would probably only be worth it if the others wanted to do the same it would be a joint thing as there's one on either side of me. There is nothing legally binding to force one person, it's just a verbal agreement to keep the block and the path etc looking reasonable etc. Nobody seems to be that fussed, neither am I but if they all got together and said come on let's all chip in £2k I could (touch wood) afford it. Decent area, no attraction for crime etc all garages are locked. I would probably like to upgrade to a semi in 3 to 5 years or so if I can.

Are the garages and land leading to them leasehold? That would put me off

HalloumiSalad · 15/04/2020 14:13

From what you've said, I don't think it would be particularly off-putting to me. If it's not attracting unwanted attention and the garage neighbors aren't going to be a problem then it's just some extra storage, and the dilapidated nature of it doesn't sound like it's going to change much in the time frame you're thinking of.

Spickle · 15/04/2020 14:17

A lot depends on the price.

If I couldn't buy another property in your area for the same price with a garage then your house with its garage in a block would be a bonus.

If I could buy another property with a garage for the same price, maybe even better with an attached or integral garage, rather than in a block, then I would not consider yours.

NeverYouMind123 · 15/04/2020 14:38

Not a leasehold, house and garage both freehold I wouldn't touch a leasehold with a 50 foot bargepole. No I can't afford anything else in the area. There are a fair few houses at the top of this lovely little hill and I think most of them have a garage in the blocks allocated to each one.

In an ideal world it would be fab to have a garage inside the house with a fancy electric door etc but that's £50k out of my budget at least. I don't need a garage for the car, but it's handy to have somewhere to keep garden furniture in throughout the winter.

Doesn't sound like a big issue to me. Nothing you've mentioned makes me think it will cause you problems personally or put off future buyers. 🙂

Thank you 😊

We have the same, you will rent it easily or sell it too if you wanted to but storage is so expensive so I would keep it even if its just for kids bikes and big toys garden junk etc its a very handy thing to have.
Adding a gate to the access road is good for security
