House with green decking and fences

Cheap house on our potential list that was under offer before the pandemic is now back on the market.

Obviously we can't do surveys and viewings and things now, but just keeping an eye on it. It's a Victorian semi and most similar houses nearby have really tiny yards, this one has a garden at least double the size of the usual Victorian yards, it is half old bark and half very old looking broken decking that is all green, and fences are very green too. OH thinks all the green means it doesn't get any sun and would be very damp. I think that isn't necessarily the case and is just neglected/needs replacing? Does all decking and fencing go green eventually or is this something to be wary of?

Which way does the garden face? You can presumably check without going inside with a compass or your phone. However if it’s very narrow or very shaded by trees or other buildings it might not make a lot of difference anyway.
Some floor plans give garden orientation but personally I’d always want to check for myself. Personally I’d always avoid a N facing garden.

Our fencing is untreated and went very green over the wet winter. We will probably wait until summer to give it chance to dry out then treat it. Garden is west-facing, we get afternoon/evening sun, it’s just that the face of the fence we see gets no sun.

We have no decking in our garden but decking is slippery. I would look to eventually replace.

According to my compass skills it is west facing. So sun in the afternoon and evening? That suits me perfectly. We have an east facing yarden currently and it's not great.

Our garden is south west facing and our fence is green, I think it just happens to old untreated wood, especially over winter. We jet washed it today to get all the moss off and will paint it when we can get hold of some.

Decking can get very slippery and green even in a sunny place. If tree shed leaves onto it they may for or even contain oils. The green fences could be lack of sunlight, lack of care, just need a blast of water. Check any run off, shade, moss on lawn. Do the fence panels block out light? If the land is night are the correct plants in place. Do you need travel boards on base of fence?
Do branches block out sun. Look at others fencing and gardens.
Post message through door with email address expressing interest and find out if last buyers have a survey to share. Look on council planning portal for info 're boiler, Windows etc.

Can you ask to share a past survey? My mind is blown! I always wondered about this. How does it work? Do you pay the previous potential buyer half? The property is empty at the moment so I don't know if they'd get a note, is this not something I can ask EA's about?

We are north west facing, get plenty of sun, and have to Jetwash and repaint all our decking every spring as its slimy and green.

The survey is shared with the estate agent and there may be some negotiations about any work needed and who pays for it. The owner or a reduction in price may be an option.

Once the Estate agent knows what an issue is he should share it with any perspective buyers. So ask the estate agent why the last person pulled out and what problems any survey threw up. Doesn't cost you anything.

Look at the garden’s next door to the house and see what they are like. Even google earth could have some interesting pics?
