If your house has been on the market, would you keeo it online now?

Just wonder if it's better to leave it there, as with hardly anything coming on in the next many weeks, the houses already there will draw more interest for the future viewings, and there might be a queue of viewers?

Or is it the opposite, people who need to buy after the lockdown, would be looking for the fresh to the market ones, as those already there for many weeks would feel 'stale' and boring to them iykwim?
Where I am is not a hot spot, but a well connected large town. Prices very reasonable.

obvs it's 'keep' in the title!

My house is on the market. It is being sold as per financial order from my divorce. I am assuming I will have to keep it on the market. So there it will stay. Unsettling though, more so than normal.

Sushiroller · 30/03/2020 03:03

Keep it on.

We sold in the middle of brexit (bad of year plus brexit) it was a good property and we got in excess of desired price (just short of asking)

You only need one buyer

romatheroamer · 30/03/2020 07:13

In my experience, brexit didn't really affect the market that much. This is different, because movement and viewings can't take place.
Took ours off last week after some debate because no viewings and presumably none for the foreseeable future. It's a tricky one but it's very easy to reinstate with an online agent. This is in the sticks unfortunately but where the market is more active eg London probably worth keeping on.

Pishposhpashy · 30/03/2020 07:23

Ours went on on 13th March then obviously everything went to shit. We'll keep it on there, I don't really see the point in taking it off now. Obviously it won't sell now for at least 3 months but it's not like people won't know why that is - it's not like when you usually see a house that's been sat there for months on end and wonder why it isn't selling.

TKAAHUARTG · 30/03/2020 07:32

Our sale fell through due to the crisis, I am a little worried, but of course have sympathies with my buyer. I will keep it on the market but don’t expect it to sell for months.

justlikejasper · 30/03/2020 07:42

Ours has been on the market since 11th March, keeping it on as not costing us anything but obviously no viewings or interest since the world went to shit😩

mklanch · 30/03/2020 12:24

im currently looking to buy so i hope people still list.

Pishposhpashy · 30/03/2020 12:55

I think you will struggle mklanch as agents have been told to stop doing viewings now.

CatAndHisKit · 30/03/2020 17:48

OK, so most sellers keeping theirs on.

roma not London either, it's generally a slow market here apart from the 1st time buyer level houses.

Would be interesting to hear buyers perspective - if you aer planning to buy and looking online, do you think you'll get bored by al lthe ones you saw staying there for months - or would that nt put you off?
Pishposh I know what you aer saying, they'll know why these houses aer on the market for months but it could still irrarionally make buyers bored with them, maybe.

Mine has just been reduced on March 15th - had last minute two viewers but nothing (one was a CF offer), another viewing didn't go ahead. At least as you say, people can see it was reduced just before lockdown, but I so wish now that we did it 3 weeks eariler, could just have got an offer. Kept thinking about it, then agent phoned last minute, he was equally not on the ball with timing as it turned out.

Mine was on market for sale only 2 weeks before this nightmare started . Had an offer too which was unfortunately too low. Ideal first time buyers who I am convinced would've come back had things been normal. Now like the rest of us I'll have to sit it out . Not a word from my estate agent either way.

newbie111 · 02/04/2020 16:13

FTB here. We had put an offer on a house for 7% under the asking after doing a fair bit of research back in mid Feb.

Sellers went for another couple who offered at asking and but had a chain. That transaction fell through just over a week ago due to buyers pulling out from the chain. Sellers agent called us last week and told the seller willing to take what we offered but we had to refuse - seller even offered to go to 10% below asking. Decided to "sit this one out" as markets tanking, banks have pulled all mortgage products with LTV > 60% which doesn't work for us (don't have £300k cash lying around :D) so we don't think it's a good time to buy.

PeanutbutterJamSandwich · 02/04/2020 18:13

Ours in on the market too. Has been since November. Was quiet over winter then picked up in March. Now nothing.
On the bright side we’ve just agreed to a 2yr fixed term at 1.17%

KoalasandRabbit · 02/04/2020 22:52

If it's already on would leave it on unless EA thinks differently. Ours was due to go on in a couple of weeks - EA said don't bother but think if its already on won't make much difference either way.

CatAndHisKit · 03/04/2020 00:47

well, just had an email from agent saying someone wants to view and will go on their list of viewers. At least they aer working from home and people can still phone in / ask questions. So yes, I think you are all right that it should stay on.

Peanut near identical situation with you re timing, and on'off interest. So aer you staying on, thinking of reducing maybe? Tbh I don't think I should have reduced - we only did it as a last ditch attempt before locjdown, but now the price is 10k lower, the offers will be too low, I fear (even at before-CV standards).

Obviously will haev to sell for lower price now, as I HAVE to move, just hoping thatt here will be stock on the market to buy also at lower price, but not evertryone has to move so stock will be limited.

OP posts:
CatAndHisKit · 03/04/2020 00:50

newbie good thing fthat you don't haev to buy, by the sounds of it, and can wait.
I will have to hope for the opposite - buyers who really have to find something if their chain collapsed, so that both of us are desperate regardless of the market Grin

OP posts:
PeanutbutterJamSandwich · 03/04/2020 08:34

We lowered the price in March just before the virus hit. So we’ve not had a chance to see if it would have made a difference.

Think we’ll keep it like that until we see houses in the area we want to buy... which is generally usually cheaper... start to reduce.

eggofmantumbi · 03/04/2020 09:04

I'm kind of pondering quite a big move, partly as a result of all this

As a buyer is definitely say leave it on. I've more time to browse at the moment and as a previous poster said, we all know why there's a delay.

CatAndHisKit · 04/04/2020 02:12

Peanut, literally eerything is in parallel to my sale! also reduced just before, also looking to buy somewhere cheaper and want to see if prices go down at lower ranges too.

egg that's what I'm hoping for - so far one person already went on hte list for viewing since the lockdown (and one still there from just before which had to be postponed).

OP posts:
CatAndHisKit · 04/04/2020 02:14

also egg would you now be looking at slightly above your normal price bracket online, knowing that prices will go down for houses priced before lockdown?

OP posts:
eggofmantumbi · 04/04/2020 09:32

It's hard to say regarding price. We'd be moving NW to SE (like I say quite a big move) so financially we'd be paying a lot more than we pay up here anyway, but I think I'd definitely expect the prices to be a bit volatile....

permana · 05/04/2020 11:21

You can always add new photos at a later date (particularly outside shots - as the garden will look better in the summer) if you want to freshen the listing up.
I would leave it online, lots of bored people browsing the internet currently!

CatAndHisKit · 06/04/2020 01:01

permana, I hope so - my garden will need mowing soon (I don't haev a machine, gardener comes in), I think it will be in a state if we aer not allolwed to have handymen in for a while!
Otoh I am going to declutter more.
