Our flat is on the market (went on 2 weeks ago) and tbh I just assumed viewings would stop as no one would want to come. But I've just had two ask to see it today and I dont know what to do. I'm desperate to sell the place but I just cant imagine anything actually going through in the current shower of shit.

I'd accept them as long as the viewings were seperate from each other and by appointment. I had two this week and wiped handles etc. with an antibac wipe after. The agent also washed his hands before leaving so I needed to wash the hand towels in the bathrooms (which were my" just for show" unused white ones). I'm desperate to sell to but have no viewings lined up for this weekend and none in sight.

I think everyone will just be hunkering down and putting moves on hold. I guess only really serious, desperate people like us will be selling and buying so a plus point (grasping at straws here) is that it will filter out "time wasters". The offers we have had in the past 2 weeks are really, really low considering we actually put an asking price under the agents opinion to try to get a buyer on the hook, we've been on just under a month. Trying to sell our family 4 bed Victorian semi, naice area, great schools, parks etc. Usually houses are "highly sought after" here. Guess it is just too big a purchase in the current climate. We could go bankrupt (Self employed, business,bad few years, health issues and now Covid). I know it's nothing compared to dying of the virus but the stress is really getting to me.Can't seem to catch a break the past decade.

I think the problem will be in progressing the purchase/sale because it will be difficult to arrange for lenders to carry out valuations, for surveyors to go in, plus searches and general conveyancing will be taking longer

If you’re happy for viewers to come in then go ahead. But I wouldn’t hold your breath for a quick sale process and bear in mind a buyer might need to drop their offer later in the process if the market starts to drop or their lender revises the mortgage offer accordingly.

I was just saying to dh who would buy a house at the minute.....surely the chances of a massive property market crash are high? But yes, if they want to view let them. But let the agent show them round and go out.

I'm in the same boat. Had two viewings this week, one I was praying for as he was a genuine serious buyer who would have offered near the 'just reduced' asking price (agent told him that in needs to be) BUT he didn't like the room layout...
The other was a CF who offered as if he's a prof cash buyer while actualy needing a mortgage - offered nearly 20% off!

Agent does the viewings, I asked him whether they aer closing down, he said they will be working from home but mainly progressing sales.
So the progressing would actually work. If anything faster legal as they wpn't be busy, solicitors will work from home.

SapatSea yes no time wasters for sure! though lots of people will be looking online, so maybe a few blase people will want to size up houses for the future. But I'm thinking it might not be allowed if we have a tougher lockdown later. I'm in a similar position to you - but desperate- I think that's why the CFs offer so low, they prob know we must be desperate Grin. Self employed too and not doing well recently, some health issues, and needed to downsize.
How much would you accept in percentage? As someone said we don't know what will happen to the prices later, if I knew they will drop I'd accept less, but what if there is a surge afterwards - I think it can happen as Govt is paying wages to employers / supporting business owners.

I do wonder wha happens if a tenant needs to leave / new tenant moving in by contract - in Italy it's allowed if you legally need to move. But with selling you can't prove the need.
