House for rent

I have a house which will be ready to rent next month. My insurance currently states no benefits and I'm going to call them on Monday to see if they will accept Universal due to the current climate.
This is preferable to having the house empty. I want to rent for the market price but would only ask for the housing element of UC for the first 6 months due to Coronavirus so no top up.
Does this seem fair? I will be using an agent but am worried about how a prospective tenant can afford bond and fees. I dont want to cause undue stress to anyone but at the same time I need a responsible tenant.

tenants don't pay fees if you are in England. You can try with your insurers or try different insurers, some do accept tenants on benefits.

be very very careful. The cancellation of evictions is a drug-dealers charter.

This is why I'm worried about letting to the right people. How will tenants afford a bond if they're not working?

I had to change insurers as my previous one couldn't even clarify what counted as benefits. Tax credits or uc didn't factor in whether or not tenants were passing their checks and I wasn't about to start asking tenants for that information. Obviously if you have a mortgage your lender may have placed restrictions on who you can let to.

I should probably clarify for the MN Guardian-swallowers that there is no correlation between benefits and drug dealers. Mine started off fully employed. If it hadn't been for sec 21 he might still be there, being beaten up at regular intervals.
