Hi everyone,

So we have finally sold our house but haven’t yet found our next home yet which will hopefully be the one we’re in for years, I’m going a bit Rightmove blind so hoping you can help :)

We are looking for somewhere:
Ideally 4 bed, at least 3 doubles
Big garden
Not too much of a doer upper (painting etc is fine)
Off street parking for 2 cars
Downstairs toilet and upstairs bathroom
Preferably naice area with good schools
Ideally a bit of character/curb appeal
Walkable to a high street with shops
Train station or if not great public transport links
Commutable to Leeds and York without horrendous traffic
Ideally within an hour of Halifax and 30 minutes of Garforth (for family)
Less than 350k

So far we have looked at a fair few houses mainly in South Milford and Selby area but starting to look more Knaresborough/Wetherby area. Hope you can help and we aren’t being too picky !

Definitely suggest signing up with estate agents who work within the areas you like, it's great because as soon as they find something that sounds like your criteria they will give you a call. Often this could be new properties that haven't even gone online yet! This will save you time and effort looking for something as they would look for all these things for you. You can also get Rightmove alerts so when new properties come up you can get them straight to your inbox. Good luck!

Wetherby is good but you will ting what you describe at that budget.

Harrogate you might have more of a chance and the best bit is the train service to Leeds and York.

To commute like you describe to York you really can't be much more West than Garforth given what the M62 is like and getting worse.

Not a myth, used to work as an admin in estate agency and we sometimes had customers put their properties low key for personal reasons in order to sell them and they would go quite quickly. Only those who were registered or walked in to enquire got details and were able to view. Hope it helps Smile

Have you looked at Morley, Churwell or Gildersome? You'd get something nice in your budget.

Morley has really developed in the last few years so although it's got a reputation as being a bit of an elderly and 'local' person town, great cafe/bars and local shops (for now anyway Sad) have sprung up and there are loads of amenities for families like a new (ish) leisure centre, lots of baby groups etc. We've also got the White Rose shopping centre and Birstall Retail park (with IKEA) five mins drive away. Primary and secondary schools are excellent (academy secondary) and the new Ruth Gorse college just down the road.

You're easily on the A58 to Halifax in 30 mins and straight on the M62 for Garforth in a similar time. 10 minute train ride into Leeds city centre from Morley (only two an hour though) and DH commutes to York city centre in 50-60 mins by car depending on time of day.

I know it's not got the 'naice' of North Leeds, but you may be surprised.

I'm not sure whether you both need to be in Leeds and York every day. If you do, personally I'd suggest you live in one or the other so that you don't both need to travel, if you see what I mean. This might increase your budget, too, if you don't both have commuting costs.

I lived in Selby for 10 years and have now lived in York for 5 years. Selby was good for primary schools but we moved when we needed secondary schools. My DC are at university now, though, so I am out of date. Schools in York were much better and we love living here. We had to pay a lot more for a house in York but it's been well worth it.

This one in Strensall is interesting, and is in the catchment for Huntington secondary school:

Strensall is a big village with doctors, vet, primary school, pharmacy, little Tesco. There's a frequent bus service into York. However, there can be a queue for the ring road in the mornings.

Personally I'd be tempted to look at this one:

It doesn't have off-street parking but you could walk into York in minutes. For Leeds, you could walk to the station and get the train if you need central Leeds, so you might not need 2 cars.

This one might not quite tick your boxes (the garden is very small) but I have a friend who lives on that development and it's a great place to live with lots of communal space and playgrounds etc.
