Any advice on letting out a flat for a month?

We were about to put a flat we have on air B and B but was contacted by someone through Facebook looking for a let for a month. What's the best way to do this? Still put it on air B and B and go through them? Also how much would you charge for a month? It's one bedroom, living room, small kitchen and bathroom

Unless you have the legal docs and knowledge etc then go thru a professional service.
How much you charge depends on where it is. You would normally charge considerably more for a short term let.

Check your long lease let's you rent out short term. Most of them don't. If you do go ahead without freeholders permission you could find yourself in breach of lease and legal action taken. It will then cost you a lot more than a months rent! If it does allow short term let's think about your neighbours. Do not let it be turned into a party flat for a month so you piss off all the other flats residents.

Can you tell we have been stung by this before?! A neighbour did it here and it caused chaos. It cost her a fortune in legal fees for 3 months of air b&b rent.

Don't do it. If it's just a month suck it up, the potential implications could cost you way way more than a month's lost rent.

If you're looking to avoid the landlord section 24 tax regs by letting out the flat regularly on a short let basis then do go through a specialist management agent, but again expect a lot of hassle, prostitution and potentially worse happening in the flat.

It's not one we live in. It's basically an annexe at the side of the property we live in. Is air n and b not a good idea then ?

England - while you can do as short an AST let as you like, you will still be liable for all landlord rules and regs and you cannot begin any eviction process until six months have passed. This is why all tenancies are in practice six months minimum.

a month on the other hand is plenty of time to set up a drug den...

I think Air BnB just act as a booking site with a holiday let agreement, despite the contract it is still up to you to get the correct permissions, insurance etc. in place. A lot of people rent out without having permission from their mortgage lender or freeholder (but shouldn't) and just wing it. However, in the worst case scenario it can invalidate your buildings insurance. You should also have a gas saftey check certificate, smoke alarms and small fire extinguisher in the kitchen and carbon monoxide alarm if there are gas appliances and public liabilty insurance in case the occupiers hurt themselves in any way and sue you (E.g slipping on decking, steps).

I think if renting for just a month then it would just come under Holiday letting terms (usually 31 days) so you could use a holiday letting contract (free ones available online). If longer than a month but less than 6 months on an AST you could use a corporate let agreement.

For a month I wouldn't bother going through Airbnb. Google short let/holiday let contracts and use that. Take a big deposit. I've done it many times.

Given that you are on site, I think there is a lot less risk.
