Downstairs redesign

Hi

We are thinking of buying this house and would really appreciate any advice to make better use of the space.

We would like a large open plan kitchen/dining/living area. Another separate TV/ living space. A boot room and a downstairs loo.

Option 1 - Connect the current kitchen and living room. Problem with this is that stairs are in between the rooms

Option 2 - Knock through the dining room, living room and gym. Problem with this is that a fireplace is in between the living room and gym. No issue with removing this but I believe it is a messy job.

We are open to any other suggestions as I guess we have not thought of all options.

Appreciate any thoughts

Great floorplan! This might sound far fetched but you could extend the kitchen across the whole back making it a kitchen diner, turn the current dining room into a downstairs bathroom and utility room. If you did open the living room and gym you could do a modern layout around the fireplace and keep it like a modern centre piece? Depends what it currently looks like and what you could do with it. Also some walls might be holding the building up and may not be allowed to be knocked down. I would suggest speaking to an architect if this is a big project to get some professional advise Smile

Thanks for the advice Ladyart. One of my best friends is an architect I'll try and ask him about knocking through the wall to the gym.

Currently in limbo with selling our house. A family offered £222k on Saturday and we asked for £225k. Not heard anything sinceConfused

The problem you have is that the kitchen and gym are extensions that have been added on without any thought to flow from the rest of the house. The wall between the living room and gym is an old external wall and will be holding the rest of the house up. I think the wall next to the stairs is also carrying the house as there's not a lot of the original back wall in existence.

It seems mad to extend any further as the is already a lot of living space. Definitely hit up our architect friend for some advice. You mention selling your house for £200+, how much is this house and how much do you want to spend? You could spend a lot on structural work to get a better layout.

Thanks for your advice.

Unfortunately our buyer has now pulled out and we are back to square one. Part of me is glad to be honest with all the uncertainty about.

I think we will sit tight for a few month and see how the housing market is later in the year.
