Planning a move there as love the feel of the place. Any advice? What's it really like? Also, which are the 'premium roads?'. Want to buy a family home but also want it to be an
Investment. Thank you

Out of date but we lived there for a while in the 70' s and it was very nice..much nicer than Southend which was very tough and chavvy then..may have improved now..

Southend town centre is still not very nice but undergoing lots of regeneration allegedly. Thorpe Bay Broadway seems lovely though although not much there Smile

oh cannot remember now..we only rented it for less than a year until the house we wanted in leigh on sea became available..a relative was selling it so we chose to do that having sold our place...i do know a few people that have left london and gone to southend as it was improving tho...

The premium streets of Thorpe Bay are south of the train station going east from Thorpe Hall Avenue to Maplin Way. Budget no object my preferences would be Thorpe Esplanade, opposite the tennis club, The Broadway, Tyrone Road and Parkanaur Avenue.

It’s a nice area, quiet, nice, well looked after houses. Transport is a bit of a pain given location, you can only really go West via A13 and A127. Leigh is generally the alternative, it’s buzzier if that interests you.

Nice to have the beach, theatre and easy access to London.

Southend is still, generally a dump but people in TB and LOS tend to stay put.

Are you looking at schools or commuting too?

Thanks for all your responses. Schools are not something we will need to consider for 3 years. Any thoughts on the roads leading to the seafront from the Roslin hotel ? Recently missed out on a property on Tyrone Road.

The roads from Warwick Road to Thorpe Hall Avenue are nice and properties along Colbert Avenue and Burgess Road are good too.

I know secondary schools are a long way off for you and catchment areas change but these roads won't get your dc in Shoeburyness High School and for that they may be a slightly cheaper than properties east of Thorpe Hall Avenue - which seems to be the cut off for that school.

As pp have said Thorpe Bay is a nice staid area albeit with no pubs. Chalkwell would be its equivalent the other side of Southend - still pretty staid but closer to Leigh on Sea where there are bars and a better variety of restaurants.

Those roads are nice just make sure you have plenty of off road parking.

But 3 years is nothing in school terms, presume you won't be looking to move again?

I would check out the catchment school now, some are much better than others (unless you are planning on private).

The local grammars Southend and Westcliff high (separate for boys and girls) are both very good, we dithered between Leigh and Thorpe bay, we opted for Leigh because we had no children at the time and liked the bars and restaurants, now have a baby so that was short-lived! I think Bourne's green is the best primary in that area or Hinguar in Shoebury, both outstanding but quite a lot are rated 'good'. Challwell is a similar area there other side of Southend but I like the quiet of Thorpe bay, DS loves the sea life centre in Southend too and you could walk there from Thorpe bay

We looked to buy in Thorpe Bay in 1989 just as the housing market was entering a serious slump. The estate agent said that people in Thorpe Bay tended to move around within the area which kept the market fairly active even in times of recession. We had no reason to doubt the veracity of this statement as we found that sellers of the nicer properties weren't prepared to accept offers much below the asking price. In the end we bought a new property just on the other side of Maplin Way which is technically Shoeburyness (and still paid well over the odds) though many of the neighbours were adamant that it was part of Thorpe Bay. For those looking to purchase for investment purposes, we can't say how the market will react in 2020 but we should imagine that the older properties particularly those around the Burges estate will always be sort after.

Thanks everyone for your replies. We are still looking - we want a period property on the Burges estate but obviously watching with interest to see if prices do drop due to the current situation .

It really depends where you’re moving from. Thorpe bay looks nice and if from east London your money will buy you much more. Commuting is doable (trains not great).

No culture here - two theatres, one of which seems am dram and the other that attracts 80’s bands. It’s rather 1980s.

But Thorpe bay is pleasant. Quiet life etc.

Southend itself a dump and won’t get better.

Schools hit and miss..
