Rent out property that's on market?

Is this a good or bad idea? What are the pros and cons please? We have our home in the market, no offers as yet.... in the meantime we would like to relocate and rent in new area until the house sells at which point we can buy.

Do you mean that you want to rent out your house that is currently on the market?

You would need to think long and hard about how long it would take to evict the tenants when you get an offer. As a prospective buyer, having tenants in occupation would be a big no-no.

How would you ensure that they were keeping the property "viewing ready" at all times?

How would the tenants feel about allowing access for viewings?

Sounds like a nightmare tbh.

Once you have tenants I think they can stay for the whole of their lease. They are entitled to quiet enjoyment of their home so don't have to allow people in to view.

It depends. Is your property likely to attract investors as opposed to people who want to live in it themselves?

if this is England (or Scotland) you are out of your mind. Minimum tenancy is six months, there are a lot of legal hoops, it will cost you far more than you think and the house will be unsellable until they have gone. Which could be up to a year after you give them notice.

I wouldn’t consider viewing a property that had tenants.

It needs to be so,d with vacant possession. If there are tenants there would be a minimum six month contract and then they could, in theory, stay until evicted which could be messy and expensive. How many months could you afford to pay both?
