We (partner and I, no children yet) are willing to put an offer on a house.
We live in a relatively cheap area of the country (UK). The house is a 3 bedroom mid-terrace. Everything needs to be done:
- floorboard: there is carpet (see below) almost everywhere but some of the boards under are broken
- boiler: the owner couldn't even tell me when it has been changed, 'but it was a long long time ago)
- electricity: we haven't checked the board yet but considering the boiler, we are expecting to have to change it
- bathroom: damp to sort + new suite + redecorating
- kitchen: outdated and damaged + we want to take down the supporting wall to make a kitchen-dinner (so need to be professionally done, and agreement from council etc.)
- whole decorating: carpets is probably from the 70's, wallpaper the 90's?
House has been on the market since beginning of January for £170k.
After viewing last week,we called the agency (viewing was with owners directly) and required about possible price negotiation. Reaction was lukewarm, not sure if they were preventing cheekyfuckery or actually saying no. We were ready to offer £145k.
Yesterday, the asking price went down to £155.
Do you think negotiation to £145k is still possible on this ?
Do you think we could go lower than our original idea (£135k)?
We have the agreement in principles done, we are first time buyers, and (reasonably) ready to wait for them until they find something that suits them.
