What would you do to this house with a 70k budget?

If you're thinking about extending then that would have to be done first. And when you do that I suspect the house will need rewiring (I can't see many sockets on the pictures, and given the general condition it will probably need doing.) Possibly would need to redo the plumbing as well.

For an 8mx4m extension I think people are normally looking at about £2k per square metre in that area, so £60k+. But this is for up to first fix only, and wouldn't include your kitchen, new bathroom (if that's really urgent), and rewiring/replumbing, which could altogether add another £30-50k+.

It is possible to do it cheaper if you know what you're doing, and have good trade contacts, but don't assume that you could.

Migh be too much for us then. We could put more into the budget but we wanted to reduce our mortgage to give us a bit more wriggle room with a young family. We are selling a share of a London property so will have ready cash we are unlikely to have again. Property in the area is limited. Our current 3 bed semi is fine for now but has a teeny box room and we aren't keen to extend as there is a celing price for these houses and couldn't do double story anyway. Food for thought!

Extend out into the garden and make a big kitchen seating area/ dining area open place space with bi folds over looking the lovely garden .. then make the lounge bigger .. if you only need 3 beds then re decorate upstairs and maybe add a en suite somewhere.

That one that @BernadetteRostankowskiWolowitz posted is too far from the station but you can get ideas from it to use yourself OP.

Do it in stages - begin with the extension/kitchen downstairs.
