No family bathroom

Would this bother you.

Downstairs loo

Bedroom 1 - en-suite shower
Bedroom 2 - en-suite shower
Beds 3&4 - Jack and Jill bathroom
Loft - bathroom with access from landing.

I don’t think you can really count the loft as the ‘main’ bathroom, but at least you don’t have to access it via a bedroom.

I don’t care DH does. We could add a door to the J&J but that’s getting crazy IMO, why bother.

No, you have the downstairs toilet for visitors and anyone staying overnight (assuming you have a spare room and they'll be staying in a bedroom?) will have a bathroom to wash in.

The only problem I could see is if you were putting somebody up on the sofa/in the living room, they'd need to access somebody else's bedroom to use a bathroom to shower etc.

That’s what I think Pilot, not an issue.

It is hotcuppa, but it will be self help, everyone cleans their own, except visitors in the loft room.

So the only time you'd have people sleeping there who didn't have direct access to a bathroom would be if you had a house full and some were sleeping in the living room? Even then, there is a bathroom in the loft they could use (why?) and a loo/handwash

I think that's fine, even without the loft situation, unless you regularly have people crashing downstairs.

I think it’s not having a second toilet accessible for visitors without tramping to the top of the house that’s DH concern. I think that we have a party about once or twice a year and it’s not an issue.

I agree and surely you could let people use one of the en suites in this situation?

That said When we have parties the downstairs toilet seems to suffice.

I think he feels that people feel slightly awkward going into peoples rooms, but we don’t actually care as such.

Realistically when would this be an issue that more than 1 guest at a time wants the loo and it isn't free within a few minutes? I'm having trouble picturing this scenario.

Yeah I know what you mean Francie, I suppose if we have a party there might be 60 odd people and the loo is often in use so just running upstairs seems a good option... but not exactly life threatening!

That layout would annoy me. Because I hate Jack and Jill bathrooms. Would never have a house with one.

Jack and Jill is a complete no no from me too. I would close off both doors and access it from the landing if that’s possible. Visitors going through bedrooms isn’t great. Bedrooms tend to be personal space. Can you not put a cloakroom in?

I have 3 en suite bathrooms and a main bathroom plus a downstairs cloakroom and bathroom in our garage loft and a gardeners loo. We cater for our guests. I’m with your DH. It’s difficult to sell quirky layouts.

Missed that.

I don't understand what the issue is then. Day visitors use the downstairs loo.
Overnight guests get the second en suite to stay in.

It sounds fine to me. That’s a lot of bathrooms. I’ve only got the one, and no downstairs loo!

The only thing that would bother me is that there are sooooo many bathrooms to clean!

Could you have a lovely soak in the bath in the loft bathroom? Or is that not your worry? I prefer baths to showers is all.

I suppose so, but I just don’t understand the need for a ‘main’ bathroom.
Everyone has a bathroom to use, yes the JnJ need to lock a door before use, but no biggie IMO. In the US there is often no ‘main’ and no one cares, here it seems ‘quirky’ - apparently. Confused

A j&j bathroom would definitely put me off buying a house and I think this layout would be hard to sell.... Depends whether thats a consideration for you though and whether you will be planning on selling the house at some point.

Can you explain why? I genuinely can’t see why it’s an issue. It’s a shared en-suite rather than a shared family bathroom. Why does it bother you? Genuine question BTW, I’m really interested.
