Loft conversion £ guesstimate, KT9

Hello all,

I'm in the process of buying a 3 bed Victorian semi in KT9 and would like to convert the loft and replace the ailing slate roof at the same time. It's more of a cottage than a house but am confident it is convertible as the neighbours have all done it.

I'm not sure whether I could squeeze a small ensuite in, but would hope so.

Would anyone care to make a ballpark guess as to the likely cost? Cant get proper quotes till I'm actually in the house ...

In the north east were paying 32k including vat. That's just the dormer not retiling the other side of the roof.

45k ish to plaster for ours in a nearby area. We used Surrey Lofts. We were happy although some friends who used them had mixed experiences

Thank you both, that is very helpful. @WhenYouAreFirstInEnglish does that include VAT and roof replacement? Guessing not...

SE construction prices are bonkers. 32k sounds great.

Yes to VAT..... and we did have some part of the roof retiled.

Okay that is not too bad, then. I am guessing an extra 8k at least for complete roof replacement on top of that.

Did you get signoffs ok from that company? That seems to be a common issue IME with loft conversions.... planning ahead ;)

Ours was £35k in Surrey 2 years ago. Finished to plaster, just a room conversion - no dormer, no bathroom etc. No re-tiling though.

Yes the sign offs were no problem. I think I remember they had an engineer they employed.

50k all in for a hip to gable plus dorma here in east anglia. That included installing but not buying a bathroom. That was 35 for structure and 15 for insulation, electrics, plaster etc.

Our basic quote (using a Richmond based company) was about £54k inc VAT and this was for:
New roof at front
Full size Dormer
Juliet balcony
Bathroom fit (not bathroom suit and tiles)
Decorating (about £2k)
Fire doors throughout house
Three bed 1930s so probably a bigger footprint

However we have paid significantly more because...
building regs sign off costs (unavoidable)
Party wall surveys
replaced central heating
Upgraded dormer tiles
Upgraded windows
Carpet
Fancy bathroom
No Two companies quote in the same way or with the same level of detail. We had a spreadsheet and the quote that was on the face of it the most expensive was actually best value.

Would you be willing to share the spreadsheet? I know that I'll want some upgrades on the cheapest spec! Chipboard flooring being one thing I don't want.

rollercoaster: it wasn’t that type of spreadsheet. It was more of a Quote A excludes VAT, quote B assumes aluminium sliding doors but A doesn’t, Quote C includes bathroom installation but B doesn’t etc etc. Quote specific to our circumstances and the extras that we wanted.

We've been given ballpark figures of about £50k in Cambridge, that's for the whole thing including new roof with dormer(s), bedroom and en-suite. You basically add the same in value to the property though so it's a good investment.

I'm sure you could get rough quotes from local builders especially if they have done similar jobs in the same street. Look up planning permission applications for loft conversions on the street, you will find names of architectural technicians and others who have done the applications. You could ask them or contact builders directly and show them the photos and floor plans from the Rightmove listing.

2 dormers
new roof
bathroom fitting and tiling (but not suite supply)
large aluminium sliding doors (3.5m wide with en suite)
complicated plumbing to have new loft bathroom not above existing one
2 velux windows
works to floor below (space to borrow from box room to create stair space)
Fire doors
built in wardrobe

will need extra for flooring and bathroom and decorating
