Moving a kitchen

I've been viewing flats and there's one I really like apart from the kitchen is a bit rubbish. It has a kitchen off a dining room but it has practically no work surface space, no opportunity to add more.

I'm wondering if the dining room could be turned into a kitchen/diner but not sure whether there's enough space and the position of doorways, etc.

The dining room is 3.86m x 3.31m. Can anyone help with whether this would work?

I’m also confused about the stairways. You could get a reasonable kitchen in the dining room, and as there’s obviously plumbing over that way for the dining room it might be okay. Where does the gas come in? Running pipe under all the floors can be done but could be disruptive and expensive. The old kitchen would make a decent utility but imho you’d be lucky to get a table into the new kitchen but you may get a little one in. Your layout would still be very restricted though with 2 doorways and a window to take into account.

The stairway from the kitchen goes down to the garden (it is 1st floor). The other stairs are the main entrance coming from the front door and the stairs up to the attic level bedroom (that's the staircase next to the current dining room).

Wow that is minuscule.
I think I would turn the kitchen into a small utility with cupboard space.
Remove the cupboard from the dining room and turn it into a kitchen/diner - it wouldn't be huge so you'd have to plan the layout carefully.
But with a separate utility for washing machine and storage I think it would be doable.

That's what I'm worried about. I've seen flats with an L-shaped kitchen-diner and a utility behind but I think their dining room has been a bit bigger. I'm not sure that room would fit a decent kitchen in just the L, although laundry stuff in utility would help.

The big cupboard could be lost but it is one of the few decent storage areas in the flat. It's a shame as I love everything else about the flat but I'm just not sure making this change would result in a better kitchen. I just don't want to rule out the flat if there's a solution I'm not thinking off.

Not sure where the gas comes in/runs but the boiler is in the upstairs cupboard. It is actually currently the utility but could be a cloakroom.

That's why you would need lots of storage in the utility.
I think the dining table would have to go where the cupboard currently is.
Kitchen would be L shaped and a decent enough size I think.

How big is the attic bedroom? Do you have the floor plan for top floor?

If attic bedroom is a decent size would you consider sacrificing a bit of space in the bedroom that is top left on the plan? It's a strange L shape atm and you could use some of the space next to the stairs and hall to create a large cupboard (opening onto hall, not bedroom).

Decent size then! That top floor utility is ripe for conversion into a shower room Grin

If you love the flat and have the money to make the improvements, I think you could make it work and should go for it.

I would have kitchen units, top and bottom, cooker, hob and sink etc just running along the long wall of the dining room, keep the cupboard, always need storage, change the door into the dining room, to open the other way, still into the room but other way swing and max out the storage potential by turning your old kitchen into a utility room, washing machine, freezer, cupboards etc in there. X

Oh and plenty of space then for a table and chairs or you could have a built in L shaped bench seat built in using the cupboard wall and other wall and have a table set there. X
