If two houses were for sale at the same time in the same street?

Bit of context...just in the final stages of getting the house ready to put on market. Spotted an estate agent doing a valuation on a neighbours property. We (me and DH)are discussing possibly waiting a few months so we are not on the market at the same time.

Houses in the street don't come to market often...one sale in 15 years.

No, not at all. Bear in mind that people will compare them, and adjust for differences in level of work required to work out which is the better price etc

Nope. We just sold. About six houses on the street on the market. It actually seemed to drive things forward as our buyer just missed out on one round the corner.

The only time it put us off was when they were in the same terraced block. Either side of one house.. right of access through gardens and the middle house was akin to a tip.

But houses on the same street made no difference, unless like the above there might’ve been a reason to get away from someone.

Put it this way: they didn't check with you your plans before putting their house on the market so don't be put off selling yours now. You'll have a benchmark if the houses are similar in terms of size and layout and can make sure yours stands out as people will view both.

It's fine so long as there is no obvious reason you're all selling at the same time such a a new development about to be built right behind you! Should help people to consider both properties and get a bit of competition going.

Get a valuation from the same agent as neighbour along with other agents to consider your pricing. Do you know your neighbour's and have you seen inside your home? How does yours compare in terms of layout, size, are they identical? The agents may be able to give you some insight on comparable features etc. We went to see a few houses on the same street, they were on a 80's estate with lots of mature sellers who were downsizing and didn't put us off.
