Roads to avoid in High Wycombe

Hi,
I’d like to find out what people’s impressions are from good and bad roads to live on in the general High Wycombe area.

I don’t need to be close to transport links but I’d like to be near to a parade of shops for example and a place to walk/run the dog.

I have a DD who goes to school in Ruislip and so being as close to the A40 is preferable.

I’ve heard that the Cressex area / Castle area on HW aren’t very desirable since crime rates are high.

As I am going to be renting and looking for a 4 bedroom house, along the Lane End Road and New Road are what’s been coming up in the Right Move search results so far.

I know Hazlemere is lovely! And would tick mostly all of my boxes, however the morning commute would add another 20 minutes onto the already 40 minute journey, so.

On the other hand Bourne End/Wooburn Green and Loudwater are perfect but I would get more house for my buck along junction 4.

I’d really appreciate some input, good and bad feedback all welcome!

@FlibblyFlobblyFloo Yes, much, much 'naicer' than Deeds Grove, great dog walking on your door step too! Also there's Westside Farm shop just down the road, a cafe at Booker Airfield and a pet shop/cafe/gift shop within Notcutts Booker Garden Centre.

Be careful about heading in the direction of Amersham and surrounding villages. HS2 will be running along the A413 and will certainly be affected with works traffic for around 5-6 years. We moved away from there because of the impact from HS2.

Handy Cross and Cressex are a rat run during normal times, so don't be deceived by light traffic atm, it's normally horrendous. Having said that there's a fantastic sports centre incl 50 meter pool and gym, plus massive Waitrose and large bus terminal all at Handy Cross.

Stokenchurch is good value and a nice village (I used to live there!) just don't underestimate the noise from the M40. It's around a 30 minute drive from there to Hillingdon and a very easy commute

Area near hughenden park is a nice area too though it can be higher than the budget you've mentioned. I would avoid hughenden road but the road just behind (hughenden boulevard), coates lane, etc, nice to live in with a lovely park nearby, accessibility to motorway also reasonable, slightly lower price than cressex/handy cross.

That’s quite a rat-run when the main road from Cressex to Sands/vice versa is blocked as it’s used as a detour. The ‘top’ end/furthest away in the higher speed limit section from the double roundabout and industrial estate is quieter but its still quite loud with fast traffic in my experience. You’ll be fine for getting to the M40 at Handy Cross if needed.

Hi, thanks for your message.

It’s the bottom end of Lane End Road where it meets the roundabout at New Road.
I’ve seen a couple of places there to move and it’s not too far to the M40 for Ruislip/Ickenham so I’m actually considering it.

The Desboroigh Avenue side is a definite no go for me I’m afraid - for all the reasons everyone has shared in previous posts (above).

I thought, what with Lane End has a quaint segment to it on the other side and near to West Wycombe, it could be ‘the’ place.

That’s in the middle of Sands. I would say quieter than Around the corner in New Road. Might get a few lorries going to the small industrial estate by the football ground but certainly not busy or a problem.
Not a bad area at all. New Road can get very busy at times going up towards the M40 but there are nice backroads through the woods in Booker that can be used if you ever needed.

Hi, i saw your comment reg West side of New road in High wycimbe, and got slightly worried as I was going to move to a house on sunningdale close.. i have two primary school age kids.. i am considering to cancel the move but it would be really helpful for any advice on this road if you know please? I am not sure if you decided to move, but I know a friend who lives on Sunningdale Close in Booker- it's a great place to live in. Close to good primary and secondary schools (both grammar and non-grammar catchment), Booker common is right next to it for walk, dog friendly, old couples live in the area too who are amazing at gardening, well-maintained cul-de-sac road.
