A property my sister is buying has just had the survey come back. There were a few things listed as a risk /urgently needs fixing and as I've never bought conventionally I don't know how to advertise her. The house has no gas or electric or heating certificate the survey said, guttering needs replacing and so does something on the roof and felt needing replacing... Are these big things or would you proceed!

Depends on whether she wants a big project or not. If not I wouldn't touch it but if she's ok with some work then not necessarily an issue. Depends on whether it was being sold as though it had these things. Did the survey suggest problems or just that they don't have the appropriate signing off docs? At the very least an opportunity to renegotiate price to factor in the cost of putting things right. If your sister doesn't want hassle then I probably wouldn't proceed.

Those are pretty big problems on the survey - were they expecting those?

Are they planning major renovations? Have they any experience doing up a property? And finally they will need to check if that survey will affect their mortgage.

No, she's a first time buyer with no money to spare. I'm hoping it's just a case of not having the certificates rather than not worthy of them

Does the above sound like it would warrant a price negotiation then?

A good surveyor will let her call him and discuss it.

I've just asked her and gutter brackets are broken and the joinery needs repairing

The roof thing bears some investigation. Perhaps someone more specialized can give a quote.

Ours said it had no gas or electricity certs but the vendors included it in the contract package. Have her ask about this.

Guttering can be replaced. Another thing id get a quote on. Shouldn't be too too expensive.

Not having a gas or electric certificate is really really normal on a property that hasn’t been rented out.

Anything being flagged up on the roof would worry me due to expense. The rest I couldn’t get too bothered about

There's also a live electrical switch outside which we aren't sure what it's for. Survey said live and unprotected and looked diy
