Epsom Downs Move - Area Advice!

Hello, I am hoping to move to Epsom, and we’ve seen a house near Shawley Primary School, so right in the middle between Epsom golf club/Nork Park/Epsom Downs/Burgh Heath. I’m looking for advice on the area?

I don’t know much about the area atm, the local school ‘requires improvement’ and I’ve not heard great things about Tattenham Corner (but this was just from one person). It is however close to the beautiful Epsom Downs, has good train links into London, and is close enough to the M25/A3 for our commutes.

I’ll be moving with my OH, DS aged 1 and hopefully we’ll have another baby in the next few years, so we’re looking for somewhere that’s good for young families but still has access to a good high street/some shops/somewhere to go for dinner. We’re moving from a very small flat in wimbledon, for more space, more greenery and to settle down (but not retire 😉 just yet)

What id like to ask is what people know of the area? If anyone lives there and can tell me a bit about what’s on, what areas to avoid, which areas are good - anything to make me feel like we are not just jumping into the unknown with our fingers crossed! 🙃

I live in Ewell, and walk my dog on Epsom Downs. Nork Park is also lovely and there is a cafe just opened in it. There are so many lovely places round there, Headley Heath, Box Hill and the North Downs Way.

I don’t know anything about schools, I’m afraid.

What is your budget? I might be able to make some other suggestions.

I lived in Epsom for 20 years and loved it. I lived in the College area, so heading towards the Downs.

There are 2 sides of Epsom, the Downs side and then the side heading up towards Ewell which is cheaper and feels more London-y.

What I loved was the proximity to open countryside- Headley Heath is amazing as are the Downs- whilst also being close to London. I also like the Victorian housing.

I wouldn't have wanted to live on the Ewell side, but that is purely because I personally like the semi rural feel of where I was.

The best schools are Wallace Fields and St Martin's- you may already know that.

Trains into London are better and quicker from Epsom rather than Epsom Downs.
