NDN Rat Infestation

Not sure if property is the right place to post but here goes...

My 86yr old neighbour has had a growing rat infestation since October last year (we are terraced NDNs in 200yr old houses). She's told me that they're in her cupboards, eating through packets, leaving droppings everywhere. She doesn't know where they're coming in.

I've seen several in her garden from my kitchen window.

She has five middle aged children, dozens of grandchildren, all local and who see her regularly. So far, one of her sons has put some rat poison down and that's it.

Here is the problem - the rats aren't in my house but I hear them gnawing on the party wall, the noise wakes me up at night. This afternoon I've heard loud squeaking as if from a nest under the floor (again, not my floor but I've put my ear on the floor next to our party wall, I have laminate floor so easy to hear through). They are definitely not in my house...yet! I can't put poison or traps down in my house as I have a dog. I have just ordered a plug in sound deterrent gadget which has great reviews at getting rid of rats so I'm hoping that might help.

Our local council doesn't have environmental health for domestic homes, only restaurants and the like. I've called them and they just directed me to private pest controllers. But they're not in my home so I'm rather helpless.

Does anyone have any ideas other than the electronic deterrent that I've ordered to get rid of the rats? I've tried to help my neighbour by making suggestions to get rid of them but she won't pay for a pest control company, I've just lost my job so I can't get one in for her, I feel her very large family are letting her down, it's just terrible. It worries me because she can't hear them so they could be scurrying over her bed at night as she sleeps downstairs in the room I hear the squeaking and gnawing from.

Any suggestions would be so very welcome (and yes, I have considered a flame thrower, LTB and a bull dozer, haha!).

Also have you asked if her family are helping out? Maybe try and meet up with them and explain.

A pest control visit include bait and blocking up holes around NW London is £50. I really think it’s worth it to avoid the continuing stress. She is not going to address the issue and they will soon be in your house. We had some chew through brick from next door. The point of entry needs to be established - they can get in the with of a broom handle.

EH have just phoned me to my surprise!!! Apparently they visited her yesterday and have given her 28 days to follow their advice of putting down poison and leaving bait traps. After 28 days, if there is still a problem then they will intervene. Apparently there is nothing they can do about the noise the rats are making and if they breakthrough to my property then that's my problem.

I did point out that she's been putting poison down since November but the problem is getting worse and I'm worried that she'll be bitten in the night but they've said that they have to stick to the 28 day rule. Which is fair enough, I guess.

He also said that the sonic repellent is a waste of money and that they don't work.

Just called a pest control company. £40 for a survey, £195 for 'treatment'. So that's £40 spent, hope they can help!

That's good news fairy. The first thing the pest control people need to do is find where they are getting in and out without that you will never get rid.
Our job went
Find where they are getting in
Stop/repair that
Get rid of rats now trapped in the house.

The getting rid of the rats trapped in the house coincided with Christmas so that obviously was lovely....GrinSad

EH telling her to put poison and traps down is pointless if they are getting in through a hole or wherever as there could be hundreds using the rat run..... you can't catch them all.

Glad there’s some progress. I think the treatment price is high if it’s just leaving bait boxes so would query that.

Thank you for your replies. Just another update...

I paid for the survey to be done this morning and the pest company said that they can't do anything. Yes, they are in my floors and ceilings now but haven't actually 'broken through' into my house iyswim. No sign of droppings or anything here. They are not getting into my house anywhere externally, they are literally chewing their way in from ND.

He said it's a matter of 'when' and not 'if' the rats get out from under the floors. When they do, I can spend hundreds on treatment but it's all a waste of money until the source of the problem (ND) has eliminated the entry point her side.

His advice was to go back to the council, contact the private sector housing department as well as the EH representative to say they are in my house, to quote the Damage by Pest Act, the risk of fire (I have recessed lighting so have loads of wires in my ceilings) and then contact the MP. All good advise given by previous posters!

I can't go any further now until the 14 day notice from the Council has expired which will be on 9th March.

Oh, and the sonic repellent? He said don't have it on 24/7, just at night or when I'm out. He said they're not ineffective but also not a cure.

That all sounds like decent advice doesn’t it. Still horrendous I’m sure. What would the pest controller charge to go next door?

That is horrendous! I agree that you need a private pest control visit to NDN. You can’t just wait for them to break out into your house.

I can only speak of mice, not rats. After I put poison and traps down, they just stopped. My neighbours had them afterwards so they obviously didn't completely disappear and I'm aware they could always come back, but the traps and poison has worked for now.
I think it would be worth OP putting traps down preventatively now - the box ones mentioned above that you can have with pets.

(Sorry about the username) How awful OP, you’ve had some good advice, when you visited her house did it stink of rats piss? An empty house across the road from us is neglected and has rodents/pigeons inhabiting it. We have 3 x cats so that prevents any problems coming our way thankfully.

Make sure you put your complaints to the LA in writing and copy in your ward councillor, MP and director covering EH.

Latest update! I ended up paying for a survey to be done on NDN's house which was carried out yesterday. OMG, it was absolutely horrendous - chew holes everywhere, droppings, puddles of fresh rat urine, belongings destroyed and oh, the smell...! I was lost for words. I only see her in her lounge/dining room which is full of 'stuff' and had never seen the rest of her home before. The pest control guy was rather horrified.

The upshot is that the pest control people are going to send me a cost today to solve the problem (this is a 'treat until they've gone' solution, not just one or two visits). I've told NDN (who say's she has no money to pay for this) to tell her five adult children to share the cost between them and that if she were my mother that would be the first thing I'd do.

I've also updated environmental health and they called me earlier. They have said they can't offer any financial assistance but in the worst case scenario they will serve an enforcement notice which means NDN going to court and the fees and treatment will be added as a charge to her house. EH have also suggested calling the local water board as the pest control people said they could be coming in from a broken drain under the house (they are definitely coming up from under the floors then running through the house via the cavities).

@aceyace - good point about my dog! He's getting more interested in the nocturnal rustlings now and although they're not in my house yet, just in the floors and ceilings, pest control said it's only a matter of time until they are. My dog has been beaten up by a cat before and just sat there and took it so I suspect he would be the same in a fight with a rat! And he's a terrier!!

Thank you all for your support and excellent advice. I shall carry on carrying on and will update as and when in case any of you find yourselves or loved ones in the same situation. I'm leaving my NDN alone today as it's her birthday (gave her a card and present yesterday!) and don't want to spoil it with rat news!

Have you approached your local councillor? As well as your MP, I would try tweeting your councillor, the leader of the council and the council chief executive.
