Insurance after historic subsidence

Hi all,

Just found out from our solicitor that the house we are buying made an insurance claim in 1996 for subsidence caused by a tree (council owned and currently well managed and pollarded). She has warned us that some insurance companies will not be willing to insure us despite no issues for over 20 years.

Does anyone have any experience of this? Or have a recommendation of an insurance company that have been good!?

You'll find it a problem with price comparison sites where anything out of the ordinary usually resorts in an automatic no. You may end up better talking to an insurance broker who'll know the best companies to talk to, who will place it with the underwriters who'll actually look at the details but it shouldn't be a problem finding cover. It will likely cost more though.

Generally their insurer should take you on, otherwise yes, specialist broker.
