How much do you think it would cost to renovate this house?

I know it's totally a how long is a piece of string question but I just wondered if anyone had a very very general idea.

It doesn't need rewiring and it doesn't need central heating or new windows. Would want to replace all flooring (carpets upstairs, wooden or laminate flooring downstairs), knock through the kitchen to get one bigger kitchen diner, new bathroom and replaster and paint etc. Plus either remove the pebble dashing from outside or paint it, and get rid of that porch.

We are trying to decide if a bit of a project house is worth it to get the area we would like but we have no experience whatsoever of renovating and both of us are utterly shite at and hate DIY so I have got absolutely no idea how much anything beyond your bog standard painting and decorating is likely to cost. We wouldn't do any of it ourselves so I'm guessing labour will be a big investment.

Anyone want to take a wild guess?!

I think we would struggle to afford to stay elsewhere while it was being done to be honest.

There are a bunch of people on here who live in a parallel universe where everyone can afford to not live in their house while it’s renovated. Our builder said that while it’s obviously easier, it’s very rare for people to actually move out (happened 3 or 4 times that he can remember in a couple of decades). He is also living in a building site while his own home is being renovated. So don’t worry, it’s perfectly possible to live in a house that’s being renovated. It’s annoying, and some jobs mean that most of the house is taken over. But we’ve done it twice now and it’s ok

OP, I live near the area your looking at. Last year I had to move out for 12 weeks due to renovations. It cost £9,500. All in. So a fair chunk to factor. But you may save in the long run if you blitz it, get all the trades in in one go. Use them for large works rather than returning multiple times over the years.

We lived in our house while our was being gutted and it took a year, it was hard but couldn't afford to move out while our was being done. It's not a huge job OP, it'll be fine.
