We saw a house we loved in December at the top of our budget, a new build David Wilson. The salesperson said that there would likely be incentives on the particular plot such as stamp duty paid etc but that we couldn't reserve the property until we had a buyer. We've received calls while our house has been on the market to see how things have been going. Since December the price had gone up another £5k but was told not to worry as they were sure they could do something about that as we had registered our interest early. Anyway, we accepted an offer today on our house and I made contact with DW who said that there would need to be no chain, there isn't as our buyer is a first-time buyer and is keen to move asap. Anyway, now they have completely backtracked (not surprised) and are saying that they can not offer us any incentives. Nothing. Nada. Really gutted as the house is now £20k over budget as they'd given us the impression that the £14k stamp duty would be an incentive as well as honouring the December price. So frustrating that it has taken us to get a buyer for our house before finding this out. Of course they can say what they like, but gutted.

I would have thought on a house worth nearly £500k they would give us something. They said they would chuck in carpets but not bothered about that as we would put out own flooring in if need be when we move in. We have a Golden Retriever so would like Amtico downstairs. Anyway, just wanted a moan. Really upset as I forever read posts from people where developers are paying moving costs, legal fees, stamp duty contributions etc and all they would give us were some carpets we don't even want.

I'd go over there heads to next in line and let them know you're ready to move with no chain for the right incentives. Don't be afraid to be cheeky and use your position to your advantage. Also don't be afraid to walk away if they don't offer what you feel is needed from them.
New builds are still struggling to sell and I really don't believe they'll let you walk away for the cost of stamp duty and solicitor fees. Good luck
