Cost of a two story side extension?

I’ve just seen a house that I love, which would need a two story side extension to meet our needs. I’m trying to work out if we have enough equity to make it work. It would be approx 21m squared and need a kitchen and a bathroom (quite happy to go low budget here). It would involve extending the current kitchen to the side, adding a room to the front of the kitchen and then a large bedroom and en-suite upstairs. Has anyone had similar done and can give approximate costs? I’m in Yorkshire.

I'm just in the process of getting a similar extension includes a single storey side extension too for utility and wc quotes are ranging from 67k to 80k without the actual kitchen and bathroom(s) fixtures although does include changing the roof at the same time and removing a conservatory.

You can work it out fairly roughly by calculating 2 to 2.5k per square metre. When you work it out, don't forget to double up the measurement to allow for the first floor. You will also need a contingency fund.
2.5k psm should give you a 'finished' sum, depending on where you live of course.

Should say in the Midlands, kitchen out to side approx 2.5m new room behind approx 4x4m all this doubled upstairs to make box room a master with ensuite

You'd be looking at around 80k in my opinion.

Just to add we had a side extension of a kitchen, utility and integrated garage downstairs and a bedroom, dressing room and en suite upstairs. This cost £135k 4 years ago, and that was the 'everything finished' cost.

I think you're right, I underestimated. Looking at how many extra rooms the OP wants it would definitely be over 100k

I would also bear in mind OP that just because that's what you want doesn't mean you'll get planning permission. We've recently had ours turned down by the same council officer who has approved an almost identical plan on a busier road than ours, 3 streets away, as we will "ruin the aesthetics of the area".

Our architect was at a loss as to why as well.

So if it's the only way you can make the house work for you I would look at planning permission first

I had the same done two years ago, came in at £100k including kitchen and two new bathrooms (high end kitchen).

We are looking to do similar work too but now only in the start of the process. Lost excitement completely with so much dependency on up and down chain.

We’re doing something similar this year. We’ve had quotes of 63 to 80k for a plaster finish.

Probably about £80k. We are Yorkshire as well but if you live in the Golden Triangle of Leeds/York/Harrogate you will get quotes higher so will have to be open minded about where builders come from

We are in London so really it would be at high end.
