Estate agent woes

My Mother died in August last year (92 yeqrs old) , I have grant of probate and house went up for sale in September last year - agent put it on at much higher price than I expected, to cut long story short we have dropped price and dropped price after many viewings. (House is in popular village and is basically sound but needs rewire and general update ).
I accepted an offer in January at about the level I thought the house should go for in the first place, appointed solicitor , been answering the usual enquiries.
On Friday the agent phoned and said the buyer has been told there is asbestos in garage and that while their building society survey hasnt thrown up any issues with the roof , they have had a structural surveyor to look at alteration work they want to do and the 2nd surveyor has said roof needs replacing. They want another several thousand pounds knocking off the purchase price to cover this.
Agreed with agent would reduce price to go towards abestos removal but not roofing, this was agent's view quite strongly. Agent said he would take this back to buyers and give them till Monday, if they didnt agree house would go back on market. he said he would ring me Monday to update.
Soooo, here I am Tuesday morning, no call back from the agent. (they havent been great on ringing back when they said they would previously). Part of me is thinking he said he would ring me back and I should just sit it out, but I am also thinking I should be more assertive and get on the phone and start making more of a nuisance of myself. Any views on this?

Get on the phone and push for a resolution - agents are rarely as proactive as you’d like them to be (or just plain forget) - remember they’re working for you, you have every right to chase them up. Don’t be afraid of looking pushy, other people will be far worse than you!

Ring him and don't forget he's working for you, not the other way round and he's not working for the buyers either. He has to follow your instructions on this.

You could ring the agent, but he might be waiting for a response from the buyers. If you don't want to wait any longer because the deadline has passed, tell him to put it back on the market. You are making the decisions here, not the EA - they carry out your instructions. They would have put the house up at the price you agreed though, it can't have been that much of a surprise!

@ChicCroissant, I meant it was more than I expected to get , I knew how much he was putting it on for. In fact I wish I had insisted on a lower starting price, it would probably be sold by now, influenced by the temaptation of getting more for it and thinking he must know the market

Going to get on the phone to them , I need to be less wimpish about this, as pointed out he is working for me, I need to remember I am paying him to do this thanks

Go catnip! It is a pain and always stressful selling property, especially in your circumstances (sorry for your loss) but instruct that EA and get them moving for you! I do appreciate that the thought of starting again with other buyers if this one does drop out can be daunting, though. You just want it all done.
