Selling...survey issue??

Hoping someone who may have had similar issue when selling, can advise (and should I be worried my sale is about to fall through??)

I'm two weeks off completion and I received this email today from my solicitor which says:

"Buyers environmental report indicates that the property is assessed as having 'potential' for natural and non natural ground subsidence."

I bought from new in 2007 and nothing about this was in my searches. Houses sell really quickly on my estate...they go up and are sold in weeks. I've never known anyone to have any issues. It's a very big estate and they are still building on the 'other side'. I just don't understand how this could be an issue really...no trees ANYWHERE near that might be damaging.

Is this going to be problematic? I've emailed solicitors today, enquiring, but heard nothing. I can't sleep now 🤦‍♀️🤦‍♀️

Ask to see a copy of the report
How old is this house
Ring your local authority planning department and ask if any subsidence issues have been raised for your area

House is just over 12 years old.
I have requested to see the report but I’m still waiting to hear back. I’ll ring planning dept today. Thanks.

I don’t know if it’s relevant but your solicitor can advise you it may be something indemnity insurance could cover (put in the property to cover things that may cause an issue)

I'm selling it though...not buying. My buildings insurance does cover this already (with a £500 excess). It's the buyer's survey that has flagged it up...and not in my actual house but in the general area of the estate as 'potential natural and non natural ground subsidence'. House is sound. But, as I said in my OP, the estate is still being built in and houses are selling really fast, which is why this is so 'left field'.
