Ridiculous part ex offer

We’ve recently decided to move and found a great new build. The plot we want is ready in 4 months so don’t want to risk ours taking time to sell so decided to go for a part ex. I was expecting below market value (As per valued by 2 local agents) but not this much, they’ve offered us over 20% less. I’m so annoyed that we’ve lost our dream home but I can’t justify taking so much less than it’s worth and the builder won’t negotiate in any way shape or form.
Tell me your happy ending stories to make me feel better.

Could you try to sell it in the conventional way? Price it for a quick sale and be clear you will only accept an offer from those able to proceed (with deposit, mortgage in principle, good solicitor etc in place).

We were in this position last September, and walked away. Then we went back in December and agreed to sell at the crappy part-ex price. It's the price we've had to pay for getting the home we wanted (and we got a good deal on the new place - 5% off which helps). The crappy price does stick in my craw a bit (as it was derisory), but I've come to terms with it and moved on! The worst bit was that they offered the rubbish price THEN put conditions on the purchase i.e. things we had to get fixed prior to the move.

I'm not sure we would part-ex again tbh. It hasn't been as hassle free as we were expecting with the big list of things to get fixed. I think I would do easymover or whatever its called in hindsight.

This happened to me years ago. I refused and sold normally for 20% more. I still got the house I wanted and with lots of incentives because I hadn’t part exchanged.

We are going to sell it the conventional way but I’m worried if I put it on for a quick sale and we don’t get a buyer before the plot goes we’re still stuck selling it at the lower price. The site is really popular, selling quickly and speaking to people buying or who have bought on there they are really tight with incentives.
What type of things did they give you to get fixed? I’m hoping for a horrific list to put me off part ex even further.

You would be in a chain - your buyer, you, the developer - so if the plot sells before you have a buyer you can choose to take your house off the market if you don’t think anywhere else will do.

You need to speak to some agents tomorrow and find out how much they would value it at for a quick sale. Perhaps also give them an incentive (financial) to find a serious buyer within a set time frame.

Same problem here. Part exchange by miller homes is 15% below what our average valuation was - not quite as bad as you.

They have offered 2% discount on the house we want but it’s not enough, we need at least 5% to make the sums work.

Tried negotiating loads and they won’t budge.

Exactly the same view as you, if we reduce property by 5% for a quick sale, if it doesn’t sell then it was pointless, especially if someone then buys the new build plot we want!! We are only interested in one plot that is currently released.

We need to sell as current house is too small so can’t really put it on the market and take it back off.
I think I’ll ask the local agents that have been out what they’d say for a quick sale and take it from there.
I knew moving would be stressful but thought that but would come when we had a buyer, not before it’s even on the market.
