Lovely MNers, help me sell my house and escape Brexit.

I don't want to get into a political debate on pros and cons of Brexit. I'm an EU citizen, I've lived in the UK for 16 years, my whole adult life. I have been heart broken about the referendum, what it has uncovered and unleashed, and about what's to come.

Long story short, last year we decided that we would move to Poland, where I am from. It's a big move, our 2 kids were born here, my partner is British. It's exciting and terrifying at once but mentally, I've felt a huge relief since we made the decision.

We put our house on the market 4 weeks ago and we had maybe 6 viewings in the first 2 weeks, then it's gone quiet. We live in a village within a commutable distance from Milton Keynes, Luton, Bedford and under an hour on the train from London.

I'll be brave and put the link, I'll be grateful for ant tips and ideas.

I've been considering paying for targeted advertising on Facebook but not sure how to go about it.

We'd like to be gone by end of June.

You could try adding it to Purple Bricks? That way you can do the viewings yourself. You have a more vested interest to sell the property than the estate agent and you can answer all the questions the potential buys might have? Might be worth looking into?

You could also put an advert on gumtree or local facebook group to increase interest perhaps?

I agree that the first photo of the exterior does you no favours - I was expecting a drab, old-fashioned interior when, in fact, it's lovely.

I wouldn’t consider it a bedroom unless it’s upstairs so feel it may put people off.

There are plenty of buyers chomping at the bit ready to buy, but I think people need to be more realistic about pricing.

The house overall is lovely... However perhaps consider...

The front as others have siad looks a bit unloved, tidy the garden and planting, jet wash the drive, couple of hanging baskets to make it a bit more inviting

The lounge is poorly ladi out (imo) & a bit cluttered, I would perhaps slim down the number of sofas and reposition to increase the idea of space

Dining room.. Personally I would lose the rug for the pics, it makes the room look smaller than perhaps it is

Kitchen is lovely, but the floor plan states its a kitchen diner. The photos don't imply that. I would ask the EA to amend their description as it could be seen to be misleading

The bedrooms could probably benefit from a bit of "window dressing" but they are good sizes

The back garden looks fab from the aerial shot but looks a bit unloved from the lower ones so maybe again give it a quick mow of the rain ever stops and get some pots of flowers to brighten in up.

In my honest opinion the biggest let down is the conservatory and not having pics of that amazing summer house. Get them tidied and show them off to their full potential.

You have a lovely big house and it is a good price so it should sell well once people start looking again, it's a bit close to Xmas. Most people start looking around Easter especially if they have kids as it means moving will likely fall over school holidays and unlikely to cause as much disruption

I'm surprised that you cAnt drop the price a bit for a quick sale due to affordability of the next house - I thought Poland would be loads cheaper than the UK ?

I think the kids room with bunk beds could be rearranged and a pic or mirror on the wall to make it look better.

Sorry to see you go OP, from what I know of Poland (not much) politics is a bit of a shit show over there too, isn't it?

@Snog I thought we'd have a great budget going to Poland but unfortunately the place we are going to is very expensive for property, similar to Warsaw, so it's not the case. We of course still have a mortgage on the house we are selling.

@corduroyal yes, politics is an absolute shitshow there too. I always considered the UK to be a super reasonable, reliable, predictable place and a very mature democracy.
Now it no longer behaves in that way, if I'm to live in a place where politics is unpredictable and a shitshow, it may as well be "home". I have no motivation or stamina left to continue being an immigrant here. (There's also a presidential election in Poland this year and if the opposition candidate wins, the ruling party will lose some of its power and hopefully this will be their last term)

If I were interested I’d be more likely to be interested if -
Front were cleaned of moss (as per pp)
Photos of garden room interior.
Photo of front in summer/sun/plants.
Better photo of back garden in summer.
In essence interior is fine but exterior looks damp/cold/north facing etc.
Hope you sell !

The reason it hasn't sold is down to price. The house now has no garage and a downstairs bedroom and shower room which won't suit everyone, but could suit a family with an older relative living with them. All EAs market online so using a local one rather than one in a bigger town is a red herring.

Jet washing the front paving, etc is not going to get this house sold at the price it's advertised for.
