cost of extending the kitchen without changing existing layout services etc

Hi we’re going between a few extension options and one is just to extend the kitchen to make a kitchen dinner. Due to the layout of the kitchen we would like to keep it as is and would therefore just add on the extension with veluxs and re use the existing bifold doors etc. Firstly is it easy enough to keep everything in situ and reuse existing doors etc. We would be extending 2m out and 5m across. The extension would be quite small, do you therefore think I could budget for 1,500 per sm2 or is it not as simple as that. I know there are variables and we will be getting quotes. I just don’t know that because it’s quite a small extension the costs would be disproportionate.

Depends where in the country you are. I would say 2000sqm and then additional for kitchen, worktops, tiles/flooring etc

Depends how much, if anything, you can do yourself and the standard of insulation, extra heating, flooring etc.

I would say it is possible to get it for £1500 sqm but would have 30% contingency on that.

Don't forget building regs, do you need build over consent. Are there any covenants in your deeds. Do you need someone to do your plans for building control submission. Would you need steels? Don't want to scare you but just to get to starting building we spent ££££ ( mostly on not having any bats in our roof ffs) but if you are planning with a low end budget you will need to have a large contingency which you hopefully won't need.

We spent £1650 psqm for the extension to first fix, so plastered shell with electric wires hanging out the wall and pipes sticking out the floor, with a velux in the roof.

We then put in a brand new kitchen. You will need to consider flooring and decorating. Will the current radiator heat this new space? We had to have a larger one, and went from a single rad to a double. Will your current boiler cope with extending the system to either add a radiator or put a new one in. Also lighting?

The unknown is the foundations, how far they may have to dig before they hit suitable base. Ours were deeper than they originally thought but it didn't add much to the cost.

The other is access, how accessible is the site? Will everything be dumped on your drive and then be wheelbarrowed to the back of your house? This adds to the labour costs. Where will the skip live? Will they have to move whatever they dig out from the back to the front? Just things you have to consider.

Thank you for the replies, will have to look in to things like the radiator and boiler, I know we’ll need a steel, the house is detached so have good access to the rear. We will get in separate trades for plastering electrics etc and my dh will lay a new floor. We’re in the SE in an expensive area.
