Bedroom leading off kitchen

We are remodelling our house and the best layout solution seems to be for the main bedroom to lead off from the kitchen. Kitchen is in a big open plan living area.
Would you consider doing this? Or is it an absolute no.

DH is a loony. Think of the noise! Smells! Transiting the kitchen to go to the loo! It's just a terrible plan.

There would be a bathroom on that side of the house just for the bedroom. So wouldn't have to walk through the kitchen at night to go to the loo.

Is there literally just a door between kitchen and bedroom or is there a hall, maybe then the bathroom, then thre bedroom? I wouldn't like either way, but if its the 1st option then there's no privacy and if it's the 2nd then it's oddly cut off.

Who lives in your house? Not so bad if it's just the two of you and you keep the same hours. Difficult if one of you gets up early and is noisy in the kitchen, or worse still with teen-agers in the house making late night snacks

There would be a door from kitchen to bathroom. Bathroom would be ensuite (also not a fan).
We have an architect who is supposed to be designing it but doesnt seem to be coming up with any creative ideas of how to solve the problem.
We live with 3 teenage dss.....

Mumdiva - hmm have to think about that one. Could be an idea....we like the position of the bedroom there but as existing walls are not where they will be I'm struggling to image how it would be I'd bedroom was somewhere else.

Have you asked a proper concept planner to look at it ? Might be able to find a better solution ?
Try oneplan on Houzz , she did wonders with our home remodel. (And she doesn't sell stuff so it's no pressure etc .)

I think it would be really annoying with three teenagers in the house. Think of all the clattering around or chatting with their friends when they come in late and you're trying to sleep.

If you're never going to sell your house, then do as you please, but it's an absolute no from me.

I'd worry about the fire risk, noise from other occupants in the kitchen early morning and lat evening. And it just doesn't give your house a good flow. I also don't like bathrooms off the kitchen.

There's a house in the area I want to move to, a dormer bungalow. They started off advertising it as a 5 bed before taking it off the market for a few months. It's now back on as a 4 bed, but still with no sale. 3 bedrooms are upstairs, but the downstairs two are next to the kitchen and through the utility room respectively. I imagine this is why it hasn't sold.

Depends on the rest of the house. If there's a separate lounge the teens can hang out in of an evening and there is an upstairs bedroom that could conceivably make a master for selling purposes, then possibly. In terms of value, I would treat it as if you're adding a playroom/office rather than an extra bedroom.

I think you need to consult a different architect.

Hohoholly - i think you might be right about another architekt.... first he put in a dressing (?) room the size of a bedroom. We objected so he turned it into an 'ironing room' .... - just because the ironing board stands permanently in the living room doesnt mean anyone in our house actually irons (or that it bothers me there) I definitely don't need a stupid room for it.

Concept planner sounds like a great idea. Not in the uk though - not sure if they exist here.
We will be keeping the house but its big (by the standards of where we live) so when kids leave we dont want to be rattling around in it. We want to design now be able to have 2 flats later.

She works remotely so works all over the world. She was doing a job in NZ the same week she worked on ours !

I think it's better to have two doors between a kitchen and a bedroom - so kitchen - hallway - bedroom for fire safety?

Could be wrong though...although the smells wouldn't be great.

We have a bedroom off of our kitchen with a small hall ish thing in between. As far as I remember, building regs would not allow it ti be directly off of the kitchen.

It is fine. We don't get any kitchen smells in the bedroom. We have lived like this with 2 older kids and one of them is still at home. I can only think of one occasion when DH and I have been disturbed by any teen noise and that was a Birthday so a one off.

I was dubious but we haven't had any issues at all really. I do know it might affect the ability/price to sell but it was the best solution for us at the time and it can be used as an extra sitting room if needs be. That's probably what we'll do with it when our youngest leaves home.

In the UK building regs wouldn't allow it, though installing a door or fire window would probably satisfy them.

What did you decide, i live in a small one bed flat and i am just deciding to do the same, My living room is right next to the kitchen and to be honest no smells come into the living if you have a good extractor. But our bedroom is a good few feet larger then our tiny living room so to us makes sense to change it around. Ours at the moment lays out like front door into a small open place with utility room that goes down one step into kitchen bathroom leading off to the right living room straight ahead that then leads to another small hall into the bedroom and that's it , to us it makes sense to have the bigger room as a living room.

This was a long time ago.... we live in a house so found a way around it. Remodelled a bit. Moved some walls. Ended up costing a lot more than we had to spend though.
Itvwould have been really odd - The door to the bedroom would have been in the middle of the kitchen
otherwise I think it would be ok.

It definitely makes sense to have the bigger room as a living room. Is there room for a table to eat in the kitchen?
