Which flat?!

Hi - just wanted some advice as feeling a bit confused.

There are two flats considering making offer on, they are both close to my daughter's school and my mum, (who is getting on) and more or less similar price. Both have been on market for months. Both have communal gardens.

Flat A is the cheaper one, ground floor, is at the top of a hill and is a bit more out of the way; it has 2 small bedrooms (13x9ft), but has much nicer, secluded communal gardens and surroundings. Tall pine trees... birds singing, a thatched cottage next door... feel happy when there.

Flat B, first floor (has lift) just has a plain lawn and is about fifty feet away from a busyish road. It feels somehow exposed and overlooks garages. Didn't really like the feel of it, but it is 5 mins from my mum (rather than 15min walk) and nearer to the school (mainly no hill to slog up) though sitting room similar size, the 2 bedrooms are both 15 x 12ft!! Seems more practical, but a totally uninspiring "retirement flat".

Definitely the one that feels like home. You'll never be happy in the other one wether it's bigger or not

Flat A. 13ft by 9ft isn't a big bedroom but it's not tiny either. I don't know about you but I spend hardly any time in my bedroom unless sleeping.

Smaller flat no question from the way you have written.
Get clever with storage and be (or become) tidy. Nothing beats feeling happy where you live and if the smaller flat makes you feel that way go for it.

I wouldn’t live by a busy road due to pollution, not a good environment to live if you can avoid

Flat A. Being on ground floor with communal gardens means once children old enough you can let them play out and just sit outside your door yourself in the summer. Plus privacy and no main road. 15 min walk is close imo to visit your mother.

Flat A. Walking an extra 10mins to your mums is no big deal and a walk uphill is good. Your preference for flat a is blindingly clear and you should go with the good feeling. Slightly bigger bedrooms wouldn't swing it at all.

Also much better to play out in garden from a ground level flat. Pain in the arse monitoring kids from the first floor.
